Semi-detached houses are home to 22.3% of Brent’s 118,612 households, next to a flat share of 56.6%, and a weekly cleaner for either costs £23 an hour.
A deep clean of a Brent semi, step by step
A semi over two floors is a good example of how a deep clean runs, because the stairs decide the order.
- On the phone we agree the team, the hours and the price. The smallest booking is two cleaners for three hours; a whole house usually needs longer, and you know the figure before any deposit.
- The cleaners arrive with their equipment and products. You keep the water and electricity on and, in a controlled zone, book them a visitor session (more on that below).
- Work starts upstairs. One cleaner takes the bathroom: descaling the screen, taps and shower head, scrubbing grout, cleaning round the base of the toilet. The other does the bedrooms from the door tops and wardrobe tops down to the skirting, radiators and the floor behind anything that moves.
- The stairs and landing follow, banisters and spindles included, so upstairs dust is not walked back over clean floors.
- The kitchen gets the grease film off the tiles behind the hob, the tops of the wall units, the inside of emptied cupboards and every appliance front. The inside of the oven is a separate £77 booking.
- Ground-floor rooms and the hard floors finish the day, ending at the front door.
Limescale takes a share of every hour. Brent is split between two water companies: Affinity Water’s checker lists the Wembley postcodes tested as its own, while the Kilburn postcodes tested returned no match. Thames Water says all the water in its region is hard, and Affinity describes Wembley’s as hard too.

Brent prices
Regular cleaning costs £23 an hour weekly and £24 fortnightly, for three hours or more, so a weekly visit starts at £69. Deep cleaning is £26 per cleaner-hour plus £30 once for equipment and detergents, from £186. A moving-out clean is fixed by size, from £156 for a studio to £339 for three bedrooms and £425 for four. Stair carpets are £41 a flight. One-off work starts at £67, and the price list covers the rest. Where the street has no free parking, a one-off clean carries the day’s parking cost, never more than £40.
Licensing, parking and heritage in the borough
Brent’s landlord licensing comes in layers. Brent runs mandatory HMO licensing, and on top of it two selective designations. The first selective designation began on 1 August 2023 for the Harlesden and Kensal Green, Dollis Hill and Willesden Green wards, and the second on 1 April 2024 for the other 18 wards apart from Wembley Park, each for 5 years. Since 2 February 2026 an additional HMO designation has covered the whole borough, reaching privately rented homes with three or four occupiers from two or more households, until 2 February 2031. With 36.0% of households renting privately, that is a lot of lets with a licence attached.
Parking has no trade route. Brent’s essential user permit is for public sector and charity staff such as care, health and highway workers, at £478 to £637 a year, and the council no longer issues temporary permits. A resident in a controlled zone instead buys electronic visitor sessions through RingGo: £1.75 for 2 hours, £3.50 for 4 hours, £5.25 for all day, with nothing to display. Zone hours range from 10am to 3pm on weekdays in several zones to 8.30am to 10pm every day in zone BV, so the sign on your street decides.
The housing has a history the council spells out. Its heritage page says the railways, and the Metropolitan Railway in particular, made suburban Metroland housing possible, helped along by the British Empire Exhibition at Wembley Park; it also points to planned garden village estates and mandir architecture. There are 22 conservation areas, one Grade I building, nine at Grade II* and around 200 at Grade II. Two districts have pages of their own: Wembley, with its stadium event days, and Kilburn, where the High Road is the boundary with Camden.

Moving out, carpets, ovens and booking
Brent’s bulky waste collection is £55 for up to five items, and the council says landlords can now use it to clear what a tenant leaves behind. It takes bicycles, white goods and furniture; garden waste, builders’ waste, hazardous waste and black bags are excluded. Once the home is empty, the end of tenancy clean follows at a fixed price, and if the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.
For the rest of the home, carpet cleaning is hot water extraction priced by the room, with rugs cleaned where they lie, and oven cleaning soaks the racks and trays while the cavity, door glass and seals are cleaned by hand in your kitchen.
Book by form or on 020 3734 1438; ring any time. We call back between 8am and 7pm, seven days, to set the date and check the price against the house or flat, then a 50% deposit secures it and the rest is due once the clean is done.

Questions about cleaning in Brent
Does my rented home in Brent need a licence?
Very likely. Selective licensing covers 21 of Brent’s 22 wards (all but Wembley Park), and the council’s licensing pages also set out the borough-wide additional HMO scheme for three or four sharers from two or more households.
How does a cleaner park in a Brent controlled zone?
On a visitor session you buy through RingGo. For a three-hour regular clean the 4-hour session at £3.50 covers it; for a full deep clean, the all-day session at £5.25. There is no permit for cleaners or other trades.
Can a landlord use the council’s bulky collection after a tenant leaves?
Yes. The council says landlords can now book its bulky waste collection for items left after a tenant moves out, at £55 for up to five items, as long as none of it is garden, builders’ or hazardous waste.
Which Brent postcodes do you cover?
All of them: NW10, NW2, NW6, HA9 and HA0, and the parts of NW9, W9, W10 and HA3 that fall inside the borough. Postcodes.io shows NW10 alone spanning ten Brent wards, from Alperton to Willesden Green.
Is a semi-detached house a regular clean or a deep clean?
Either. A regular visit of three hours or more keeps a lived-in house in order at £23 an hour; a deep clean by two or more cleaners from £186 is the better first visit if the house has not had one in a while.
Ring 020 3734 1438 or send the form with your Brent postcode, and we will call back with a price.
