Hampstead rises to 133 m near Jack Straw’s Castle, and most homes on the hill are flats in converted houses or blocks. Regular cleaning here is £23 an hour; deep cleans start at £186.

Homes in Hampstead and Frognal

Across Hampstead Town and Frognal wards, 73.0% of households live in flats. The split is close to even: 34.9% in converted or shared houses and 33.6% in purpose-built blocks. Most of the rest are houses: 10.5% of households live in terraces, 10.6% in semis and 5.7% in detached homes (Census 2021).

Half the households own their home (50.9%), yet 40.1% rent privately, above the 35.6% for Camden as a whole, and only 8.8% rent socially.

Much of the village is protected. The Hampstead Conservation Area, which takes in the High Street, was designated on 1 February 1968, and the Redington Frognal Conservation Area followed on 1 February 1988. The old parish climbs from about 30 m in the south-west to its high point by the Heath, and London Clay lies under all of it. On the steeper streets a cleaner bringing equipment for a deep clean may need a few minutes to carry it from the car.

Hampstead cleaning prices

Weekly cleaning costs £23 an hour and fortnightly cleaning £24 an hour. A visit is at least 3 hours, which puts the smallest regular booking at £69, and a one or two-bedroom flat usually fits that time.

Deep cleaning is priced by the cleaner-hour: £26 for each cleaner for each hour, plus £30 once for the equipment and detergents we bring. Two cleaners for three hours, the shortest deep clean we book, is £186. A semi or detached house simply takes more cleaner-hours, and the number is agreed with you on the phone so the price is settled before the day. One-off jobs start at £67, and the whole table is on the price list.

Street parking, where none is free, is charged at what it costs on the day and never more than £40.

Included in a regular or deep clean

A regular visit keeps a home in order between bigger cleans. The cleaner wipes down the kitchen (worktops, hob, sink, cupboard fronts), cleans the bathroom from the shower to the floor, dusts and hoovers the living rooms and bedrooms, mops hard floors and empties the bins. If you have a list of jobs for this week, leave it out and they will start there. More detail is on the domestic cleaning page.

A deep clean reaches what a weekly visit leaves for another day: inside the cupboards once they are empty, limescale on taps and glass, grout lines, skirting boards along their full length, doors, frames and switches. For a converted flat with one bathroom and a galley kitchen, two cleaners for three hours is a common starting point.

Moving out is booked as a separate job. End of tenancy cleaning in Camden is fixed by size, from £156 for a studio, and includes a return visit at no charge if the inventory clerk marks something we cleaned and you tell us within 48 hours. Carpets are cleaned by hot water extraction from £36 a bedroom (see carpet cleaning in Camden), and ovens by hand in your kitchen from £77 (oven cleaning in Camden).

Parking and licensing in Hampstead

Hampstead’s CA-H parking zone has one rule worth knowing before a long clean. A Camden trade permit there also covers double yellow lines up to 8pm, while elsewhere in the borough it covers only resident permit bays and single yellow lines in the zone of the customer’s address. It is never valid in paid bays, on red routes or on estates. Camden’s electronic visitor permits, in 15-minute short-stay blocks up to 4 hours or all day where the zone allows, are sold to residents for their own visitors.

Landlords should check Camden’s borough-wide additional HMO licensing, in force from 8 December 2025. In Hampstead it applies to any property occupied by 3 or more people in 2 or more households, and to converted buildings that fall short of the 1991 Building Regulations, which matters on streets of divided houses.

Hampstead’s neighbours

Hampstead has three close neighbours with pages of their own. West Hampstead and Kentish Town are in Camden too, while Golders Green is over the borough line in Barnet. The links below go to the Camden pages for moving-out, carpet and oven cleaning.

Other areas near Hampstead

Kilburn, St John’s Wood and Maida Vale have pages of their own as well.

Hampstead cleaning questions

Do you clean houses in Hampstead as well as flats?

Yes. About a quarter of households in Hampstead Town and Frognal live in a house of some kind, terraced, semi or detached. A house is booked by the cleaner-hour like any other home, and we agree the number of cleaners and hours with you before the day.

Can the cleaner park on a double yellow line in Hampstead?

Only with a Camden trade permit and only in the CA-H zone, where the permit also covers double yellow lines up to 8pm. Paid bays, red routes and estates are excluded everywhere. That is the council’s own route for service providers.

My converted flat is let to sharers. Does Camden’s licensing apply?

If 3 or more people from 2 or more households live there, Camden’s additional HMO licensing applies, and it also reaches converted buildings that fall short of the 1991 Building Regulations. The licence is between you and the council; the clean is priced by the size of the flat or by room.

Do you cover Frognal and the streets around the High Street?

Yes. We cover all of NW3, including the streets inside the Hampstead and Redington Frognal conservation areas, at the hours that suit you between 8am and 7pm.
