Redbridge homes and their move-out prices
Each ward has its own mix of homes (Census 2021). The price follows the bedroom count, and the type of home changes what the team deals with on the day.

| Detached house | Monkhams, 31.9% detached | Three bedrooms £339, four £425 | More rooms, so a longer day at the same fixed price |
A maisonette, a house with an extra reception room or a shared house is priced room by room when we ring back. The oven is £31 for a single and £62 for a double or range, carpets £29 a bedroom and £36 the living room, and the rest is on the price list.
If the street has no free parking, we add what the parking costs that day, never more than £40.

Three licensing schemes for Redbridge lets
Selective licensing Scheme 3 covers Ilford Town and Valentines, the two wards of central Ilford, from 1 November 2023 to 31 October 2028. Scheme 4 covers 15 more wards from 8 April 2024 to 7 April 2029, among them Seven Kings, Goodmayes, Loxford, Clementswood, Barkingside and South Woodford. Selective licences apply to homes let to one person, two people or a single household. Additional HMO licensing covers the whole borough from 18 September 2023 to 17 September 2028, for homes with three or more occupiers from two or more households who share or lack a toilet, washing or cooking facilities.
The council’s selective licensing guide lists the exemptions, among them holiday lets, socially let homes and university-owned student housing. Renting is heaviest where Scheme 3 applies: 56.3% of households in Ilford Town and 46.8% in Valentines rent privately, and 42% to 43% in Clementswood, Loxford, Seven Kings and Goodmayes, against 16.6% in Hainault and 19.0% in Monkhams.
Hard water in Ilford bathrooms
Essex & Suffolk Water’s 2026 report for its Ilford zone rates the water hard to very hard, averaging 296.0 mg/l of calcium carbonate, and its Seven Kings and Barkingside zones read much the same. Some IG1 postcodes are supplied by Thames Water’s Wanstead Park zone, at a mean of 258 mg/l, which Thames Water still classes as hard. Whichever company supplies the flat, the descaling takes longest in the bathroom: taps, shower head, screen, tiles and the base of the toilet, with the kitchen sink and taps after them.
Visitor permits for a full-day team
Redbridge residents buy visitor permits in packs of 10 daily scratch-off permits at £17.50 a pack, up to five packs in a rolling month, and each permit is shown in the windscreen. Tradespeople cannot buy their own, and need one only if the vehicle stays longer than it takes to load, unload or deliver, which a move-out clean always does. So whoever lives at the address buys one daily permit for the cleaning team’s vehicle. The restricted hours are on signs at each zone’s entry points.
An end of tenancy clean covers the inventory, room by room
An end of tenancy clean is a one-visit clean of an empty home to the condition its check-in inventory describes, aimed at leaving the clerk nothing to note against cleaning. In the kitchen that means cupboards and drawers inside and out, the hob and extractor degreased, the fridge and freezer washed once emptied and defrosted, and the sink descaled. In the bathroom it means the descale described above and a scrub of the bath, toilet, grout and sealant.
Through the rest of the home the cleaners wipe skirting boards, doors, frames, switches and radiators, clean wardrobes inside, wash the inside of the windows and their sills, and vacuum and mop the floors. In a two-storey by-law terrace from Ilford’s late Victorian and Edwardian growth, the staircase and landing are part of the job. You keep the water and electricity on until the team leaves.
To book, send the form or ring 020 3734 1438 with the postcode, the bedrooms and the check-out date. We ring back to agree the day and confirm the price against the home; a 50% deposit holds it and the remainder is due once the clean is done. The London end of tenancy hub has the full checklist.

Moving out in Redbridge: questions
Which licensing scheme covers my rented flat in Ilford?
In Ilford Town or Valentines ward it is selective licensing Scheme 3, which runs to 31 October 2028. Fifteen other wards are under Scheme 4, and a flat or house shared by three or more people from two or more households falls under additional HMO licensing.
Who buys the parking permit?
The resident, from the council, because tradespeople cannot buy one. One daily permit from a pack covers the team’s vehicle for the clean.
What should be done before the cleaners arrive?
Move everything out, empty the fridge and freezer and switch them off the night before so they can defrost, and leave the water and power connected.
Does the hard water add to the price?
No. Descaling is part of the clean, whichever water company supplies your postcode.
Can you clean a shared student house?
Yes, priced by the room. A privately let shared house comes under additional HMO licensing, while university-owned student housing is exempt from selective licensing.
Ring 020 3734 1438 with the postcode, the bedrooms and the check-out date.
