Selective licensing has covered central Woolwich and Plumstead from 1 October 2022, and a wider scheme now awaits a decision. End of tenancy cleaning in Greenwich starts at £156 for a studio.

A quarter of Royal Greenwich households (25.5%) rented privately at the 2021 Census and another 31.0% rented from the council or a housing association, so move-outs happen in every corner of the borough, from the Peninsula to the terraces of Woolwich Common.

An end of tenancy clean covers what the clerk will check

At check-out the inventory clerk walks through with the check-in report and compares each room with how it was described on the day you moved in. The clean follows the same route.

Kitchen

Cupboard shelves and drawer runners, the tiles behind the hob, the sink, the taps and the plughole, the top of the extractor hood and the fridge seals. If the oven was clean at check-in, it needs to be clean at check-out too, so add it to the booking.

Bathroom

Expect the clerk to look hard at limescale. Thames Water’s 2025 figures for its Charlton zone, which serves SE10 8NZ in Greenwich Park ward, run from 233 to 337 mg/l of calcium carbonate, and the top of that range is in its very hard band. Taps, shower heads, screens and the grout along the bath get the longest time.

Bedrooms and living room

Skirting boards, the tops of doors and wardrobes, light switches, sockets and radiators, window sills and the inside of the glass. Carpets are compared with the check-in photos for stains and flattening, and can be added at £29 a bedroom.

Hallway and stairs

Banisters, the front door and its frame, then the floor right to the edge. In a block, the hallway inside the flat is part of the clean; the communal corridors are the managing agent’s.

We bring the equipment and the products, and you keep the water and electricity on. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

End of tenancy prices in Greenwich

Prices are fixed by bedrooms: a studio £156, one bedroom £207, two £243, three £339 and four £425. The oven adds £31 (£62 for a double or a 90cm range), and carpets £29 per bedroom and £36 for the living room. Every other figure is on the price list.

Woolwich shows why the size of the home counts for more than the address. In Woolwich Arsenal ward 90.1% of households live in flats, while Woolwich Common has 29.3% in terraced houses. A flat on the Arsenal side is priced like any flat, from £156; a three-bed terrace on the Common is £339, a price that already counts the stairs, the through lounge and a separate WC.

On streets with no free parking, the team pays for a bay and the cost goes on your bill at the day’s rate, capped at £40.

Licensing, permits and waste in the Royal Borough

Royal Greenwich licenses three kinds of private let. Larger HMOs need a mandatory licence. Smaller ones, where three or more people from separate households share a kitchen, bathroom or toilet, have needed an additional licence across the whole borough from 1 January 2024. Selective licensing, for homes let to a single household, has applied in central Woolwich and Plumstead from 1 October 2022.

That may widen. The council consulted from 21 July to 12 October 2026 on a five-year selective scheme covering 18 wards, at a proposed £974 per property, and Cabinet is due to decide towards the end of 2026. The consultation page sets out the proposal.

A team spends most of the day at the property, so parking needs a plan. The Woolwich Arsenal, Woolwich Common and Woolwich Market zones are controlled seven days a week, 8.30am to 6.30pm, while Woolwich Dockyard is controlled only on weekdays from 9am to 5pm. For addresses inside a controlled zone the council sells a virtual tradesperson permit by the week, for one to six weeks and no more than two per property, and it only suits vehicles under 1.95 metres wide and 3 metres tall.

Leftover furniture has to be out before the clean. Royal Greenwich charges £13.82 per bulky item, wants items out by 6am on the booked day and will not collect from a locked bin room, a rear garden or a gated car park without the code.

Booking in Greenwich, Blackheath and Woolwich

Blackheath straddles the borough line. The SE3 postcode district is split between Greenwich and Lewisham, so licensing, parking and bulky waste follow whichever council your street is in. On the Greenwich side, Blackheath Westcombe is one of the wards in the proposed selective scheme.

Send the form or ring 020 3734 1438. We ring back to agree the date and check the price against the home, and a 50% deposit fixes the booking, with the balance due when the clean is finished. We work 8am to 7pm, seven days.

The end of tenancy cleaning page goes further into deposits and the check-out, and cleaning services in Greenwich covers regular and one-off cleaning once you are settled.

Questions about end of tenancy cleaning in Greenwich

Is my Woolwich flat under selective licensing?

If it is let to a single household in central Woolwich or Plumstead, it falls under the scheme that began on 1 October 2022. The council’s pages still use old ward names, so check the exact address with the council before relying on it.

How much is an end of tenancy clean for a one-bed in Greenwich?

£207, fixed. Add £31 for the oven, and carpets by the room if the check-in report lists them as clean.

Is parking controlled in Woolwich on a Sunday?

In the Woolwich Arsenal (WA), Woolwich Common (WB) and Woolwich Market (WM) zones, yes: they are controlled every day from 8.30am to 6.30pm. Woolwich Dockyard (WD) is controlled only on weekdays, 9am to 5pm.

Do I need to be in when the cleaners come?

Someone has to open the door for the team. You can leave after that, provided the water and electricity stay on until they finish.

Is a Blackheath address in Greenwich or Lewisham?

It depends on the street, because SE3 is split between the two councils. Your council tax bill tells you which one, and that decides the licensing, parking and bulky waste rules.

Send the form or ring 020 3734 1438 with your Greenwich postcode and the size of the home.
