Renting and sharing in Redbridge now
About 30.4% of Redbridge households rent privately, rising to 56.3% in Ilford Town ward and 46.8% in Valentines (Census 2021). Ilford Hill shows where the newest rented kitchens are. In Ilford, much of the late Victorian and Edwardian growth was long by-law streets of two-storey terraces, A. Cameron Corbett’s Seven Kings and Goodmayes estates of 1898 among them.
More flats may follow. The council’s Ilford Western Gateway proposal, between the Ilford Hill flyover and Ilford station, plans about 1,000 homes, with Countryside selected in September 2022 to deliver it with the council.
Shared houses are licensed across the whole borough. Additional HMO licensing, in force from 18 September 2023 to 17 September 2028, covers homes with three or more occupiers from two or more households who share or lack a toilet, washing or cooking facilities, so sharing a kitchen is one of the things that brings a house into the scheme. Single-household lets in 17 wards come under selective licensing instead.
A build-to-rent flat compared with a shared house
In a market-rent flat at Horizon or the Britannia Music Site, the oven belongs to one household’s kitchen. In a shared house under the HMO scheme, the same oven serves three or more people from two or more households, so it is used far more and a landlord may want it cleaned at every change of tenant. Both are priced by the oven type alone.
Racks soaked, cavity cleaned by hand
The cleaner lifts out the racks, trays and shelf supports and soaks them. While they soak, the cavity, the glass and the seals are cleaned by hand in your kitchen. The inner door glass is done where the door design lets it come apart. A hob, hood or extractor booked with the oven is cleaned on the same visit. When everything is back in place you can use the oven the same evening, and opening a window for a while clears any smell.
