A man relaxing in an armchair in a Victorian terraced house with a period fireplace

Three Redbridge households in ten rent privately, and in Ilford Town ward it is more than half; weekly cleaning for a rented flat or a family house costs £23 an hour.

At the 2021 Census 30.4% of households across the borough rented privately. Ilford Town (56.3%) and Valentines (46.8%) top the list, Clementswood, Loxford, Seven Kings and Goodmayes all sit at 42% to 43%, and Hainault, at 16.6%, and Monkhams, at 19.0%, are far lower. The homes split along similar lines. Wanstead Village is 54.1% flats and Churchfields 48.6%, Clementswood is 51.7% terraced houses, and 31.9% of homes in Monkhams are detached. Borough-wide it comes out close to even: 33.7% flats, 32.3% terraces and 27.0% semis.

Ilford’s late Victorian and Edwardian growth was mostly long, parallel by-law streets of narrow-fronted two-storey terraces. A. Cameron Corbett built the Seven Kings (Downshall) and Goodmayes (Mayfield) estates from 1898, and the Cranbrook estate dates from 1897; Corbett’s estates were the reason new stations opened at Seven Kings and Goodmayes. Both are on the Elizabeth line today, with Ilford, and the Central line has twelve stations in the borough, among them Wanstead, South Woodford, Gants Hill, Barkingside and Hainault.

Landlord licensing in 17 wards

Redbridge has two layers of landlord licensing. The first is borough-wide: additional HMO licensing, in force between 18 September 2023 and 17 September 2028, catches any home where at least three occupiers from two or more households share a toilet, washing or cooking facilities, or go without them. Selective licensing covers most other private lets in 17 wards: Scheme 3 in Ilford Town and Valentines (1 November 2023 to 31 October 2028) and Scheme 4 in 15 more, from Aldborough and Barkingside to South Woodford and Wanstead Village (from 8 April 2024 until 7 April 2029).

The council’s selective licensing guide says the licence covers a rented home lived in by one or two people or by a single household. Holiday lets, social lets, university-owned student housing and homes whose landlord already holds an HMO licence are outside it.

Tenants moving out of a licensed let book the Redbridge end of tenancy clean, priced by the size of the home. It carries one promise: if the inventory clerk or agent flags anything we cleaned, let us know inside 48 hours and a cleaner returns to put it right at no charge. Ilford, where the renting and Scheme 3 are both concentrated, has its own page for the town centre.

A Redbridge clean, weekly or one-off

A regular cleaner comes weekly or fortnightly for three hours or more. The work runs in the same order each visit (kitchen, bathroom, dusting and beds, then floors), so you can see at a glance what was done. In a terraced house the stairs, landing and hall are part of every visit.

Hard water is a fact of life here. Redbridge is in Essex & Suffolk Water’s supply area, and the company’s 2025 reports class its Seven Kings and Barkingside zones as hard to very hard, at averages of 295.3 and 296.0 mg/l. Thames Water supplies some postcodes instead; it classes anything from 200 to 300 mg/l as hard and over 300 as very hard, and says all the water in its region is hard. So the shower glass, taps and kettle need descaling at every visit whichever company sends the bill.

A deep clean is the one-off version for a home that needs more: inside the oven door, the fridge and the cupboards, under and behind furniture that moves, skirting boards, door frames, sills, tiles, grout and the extractor. We bring the equipment and products; the water and electricity stay on. Carpets get hot water extraction, priced by the room, with rugs cleaned where they lie (carpet cleaning in Redbridge). An oven can be booked on its own through oven cleaning in Redbridge, from £77 for a single.

Prices across IG1 to IG6

Regular cleaning costs £23 an hour weekly or £24 an hour fortnightly, and each visit lasts three hours at least, from £69. A deep clean is £26 per cleaner-hour plus a single £30 charge for equipment and detergents; the smallest booking (two cleaners, three hours) totals £186. One-off work starts at £67.

Moving out runs from £156 for a studio and £243 for two bedrooms to £425 for four, and every figure is on the price list. Where the street has no free parking near the home, the parking a one-off clean needs is added at the day’s rate and never goes above £40.

Permit zones, bulky waste and booking

Redbridge permit zones are lettered by area (Seven Kings A and B, Goodmayes A, Chadwell Heath A and several in Wanstead and Woodford among them), and each zone’s restricted hours are on the signs at its entry points. Visitor permits are scratch-off cards, one per day, sold to residents in packs of ten for £17.50, with a limit of five packs in any rolling month; the permit goes in the windscreen. Tradespeople can’t buy them, and only need one when the vehicle is parked for longer than loading or unloading takes. A three-hour clean does, so on a zoned street the cleaner needs a permit from you or a paid bay.

Moving out often leaves furniture to clear. Each Redbridge household gets one free bulky waste collection of up to three items in any rolling 12 months, with extra items at £15.20 each paid in advance. They must be out by 6am and easy to see from the road, and the service takes household waste only.

Booking takes a form or a call to 020 3734 1438, any time of day. We ring back to agree a date and confirm the price for the home, and a 50% deposit holds it, with the rest due when the clean is finished. Cleaners are vetted and trained, and work 8am to 7pm, seven days a week.

Before you book a clean in Redbridge

Which wards are in selective licensing Scheme 4?

Fifteen: Aldborough, Barkingside, Chadwell, Churchfields, Clementswood, Cranbrook, Fairlop, Goodmayes, Hainault, Loxford, Mayfield, Newbury, Seven Kings, South Woodford and Wanstead Village. It started on 8 April 2024 and ends on 7 April 2029; Ilford Town and Valentines are under Scheme 3.

Do you clean the Corbett terraces in Seven Kings and Goodmayes?

Yes. Those estates date from 1898 and are narrow-fronted two-storey houses, so every visit includes the stairs and the hall. A regular clean there usually needs the full three hours or a little more, and we agree the time when we ring back.

Do you cover Wanstead and Woodford as well as Ilford?

Yes, the whole borough: IG1 to IG6 and the Redbridge streets in E11, E12, IG7, IG8, IG11 and RM6. Wanstead Village is mostly flats, and Woodford has permit zones of its own, so mention the zone on the form if you know it.

Is the water hard in Barkingside?

Hard to very hard. Essex & Suffolk Water’s Barkingside zone ranged from 289.8 to 307.7 mg/l in 2025, so scale builds fast on taps and glass, and a regular clean includes descaling them.

Can I book a Sunday clean?

Yes. Cleaners work every day of the week, 8am to 7pm. If you live in a permit zone, check the hours on the zone signs, because a Sunday may fall outside them.

Name the street and say how big the home is, and we will call back with the Redbridge price.
