More than half the homes in Ilford Town and Valentines wards are flats (58.4%), and a weekly clean of one costs £23 an hour; the smallest deep clean, two cleaners for three hours, is £186.
Most homes in the two wards are rented. Private renters were 56.3% of Ilford Town households at the 2021 Census and 46.8% in Valentines, 51.2% across the two wards against 30.4% for Redbridge, and only 22.3% of Ilford Town households owned their home. The council treats Ilford as a Mayor’s Metropolitan Town Centre and its main focus for regeneration, and describes a cultural quarter, The Spark Ilford, around Redbridge Town Hall and Oakfield Road, paid for through the Mayor of London’s Good Growth Fund.

Ilford Town on its own is 68.5% flats; Valentines is more mixed, at 49.7% flats and 32.8% terraced houses. Fortnightly cleaning is £24 an hour, deep cleans cost £26 for each cleaner-hour with £30 on top for equipment and detergents, and any one-off job starts at £67. The price list has the rest. A one-off clean on a street with no free parking nearby has the day’s parking cost added, never more than £40.
Two water suppliers and four permit zones
Ilford’s water depends on the street. Essex & Suffolk Water’s Ilford zone averaged 296.0 mg/l in 2025, which the company calls hard to very hard. Thames Water’s postcode lookup, though, puts some IG1 addresses in Valentines and Cranbrook wards into its Wanstead Park zone, where the 2025 mean was 258 mg/l. Both leave scale on chrome and glass, a little less of it on the Thames Water side.
Parking is zoned. Ilford has four lettered permit zones, Ilford A, B, C and D, with the restricted hours on signs where each one begins. The resident buys any visitor permit (£17.50 for ten daily permits), and a tradesperson needs one only when staying beyond the time it takes to load, unload or deliver.
The rest of the borough, including Corbett’s 1898 estates at Seven Kings and Goodmayes, is on the Redbridge page. Stratford is under ten minutes away on the Elizabeth line, and Liverpool Street is 17 minutes without changing.
Weekly cleaning and deep cleans in an Ilford flat
In a flat most of a regular visit goes on the kitchen and the bathroom, the two rooms that collect grease and scale: the hob and worktops, the sink and taps, the microwave, the shower screen, tiles, toilet and basin. The bedrooms and living room get dusting, mirrors, beds made with any fresh linen left out, and a full vacuum and mop at the end. If you share the flat, tell us which rooms are in the booking.
A deep clean goes further in every room: inside the fridge, the oven door and the cupboards, along skirting boards and door frames, sills and window tracks, under beds and sofas that move, and the grout. The team brings everything it uses, and you leave the water and power connected. For new homes, such as the roughly 1,000 the council proposes for the Ilford Western Gateway between the Ilford Hill flyover and Ilford station, the job is an after builders clean, charged at £30 per cleaner-hour with £32 for the kit, from £212.
- End of tenancy cleaningfrom £156A fixed price by the size of the home, with a 48-hour re-clean if the inventory clerk marks something we cleaned.

Moving out of an Ilford let
The council’s Housing Zone around Ilford Hill has added blocks such as Horizon, let at market rent, and The Paragon, with shared ownership and affordable rent homes, while the Britannia Music Site mixes market rent homes marketed by M&G with shared ownership and affordable rent. The older housing is the two-storey terraces that went up as Ilford grew with the railway, from 10,913 people in 1891 to 41,235 in 1901 and 78,188 by 1911.
For either, the end of tenancy clean is a fixed price by size, from £156 for a studio. Anything we cleaned that the inventory clerk or letting agent marks, we come back for at no charge, as long as you tell us within 48 hours. Carpets in a let are washed by hot water extraction at a price per room and usually dry in a few hours if the windows can open (carpet cleaning in Redbridge). Ovens are cleaned by hand in the kitchen with the racks and trays soaked, and they are ready to use the same evening (oven cleaning in Redbridge).

Asked by Ilford tenants and owners
Which water supplier is my Ilford flat on?
The borough sits in Essex & Suffolk Water’s area of supply, but Thames Water’s own lookup places some IG1 postcodes, IG1 3DN and IG1 3JE among them, in its Wanstead Park zone. Your water bill names the supplier. Both are hard (the ESW Ilford zone ranged from 286.6 to 306.5 mg/l in 2025, Wanstead Park from 233 to 277), so descaling is part of every clean.
Is my rented flat under selective licensing?
If it is in Ilford Town or Valentines ward and let to a single household, yes: Scheme 3 has covered both wards since 1 November 2023 and runs until 31 October 2028. A shared home, with three or more occupiers from at least two households sharing or lacking basic facilities, comes under additional HMO licensing instead, which covers the whole borough until 17 September 2028.
Do you clean near Seven Kings and Goodmayes too?
Yes, all of IG1, IG2 and IG3. The streets towards Seven Kings and Goodmayes have permit zones of their own (Seven Kings A and B, Goodmayes A), so if you know your zone letter, put it on the form.
Can the oven be added to a moving-out clean?
Yes. With an end of tenancy clean the oven is £31 for a single or £62 for a double or 90cm range; booked on its own, a single is £77. The inner door glass is cleaned where the door comes apart, and a window open for a while clears any smell.
How do I book a clean in Ilford?
Use the form, or ring 020 3734 1438 whenever suits you. A call back follows to settle the date and the price for your home; half the price as a deposit holds the date, and the other half is paid after the clean. Cleaners, all vetted and trained, work between 8am and 7pm on any day of the week.
Your postcode and the size of the flat or house are enough for us to call back with an Ilford price.
