Twenty-nine conservation areas cover much of Lewisham’s older housing, from Brockley to Sydenham Hill. Carpet cleaning across the borough starts at £36 a bedroom, using hot water extraction.
Who lives in Lewisham’s houses and flats
Lewisham households split three ways. At the 2021 Census 41.9% owned their home, 27.2% rented privately and 29.2% rented from the council or a housing association. Flats were the majority at 57.7%, and 16.3% of households lived in houses that had been converted or shared. A flat in a converted house can have its own internal stair, and that is priced as a flight.
The older streets are protected. The council lists 29 conservation areas, among them Brockley, Ladywell, Lee Manor, Telegraph Hill and Sydenham Park. The Forest Hill conservation area covers about 45 hectares of streets built between 1840 and 1900, after the railway arrived in 1839, and the council has made an Article 4 direction there to keep architectural features. Around the heath, most buildings in the Blackheath conservation area date from about 1790 to 1880, mainly Victorian houses in pairs or formal terraces. In a tall house of that kind the stairs and landings are priced on their own, so the bill can run above what the bedroom count suggests.
Owners are a bigger share in some districts than others: the Forest Hill ward is 49.1% owner-occupied. For landlords, Lewisham has licensed smaller shared houses borough-wide from 22 April 2022 and single-household lets from 1 July 2024. Between tenants, carpets can be done on their own or added to an end of tenancy clean in Lewisham at the lower add-on rate.
Hot water extraction in Lewisham homes
Every carpet is cleaned by hot water extraction. Hot water and a cleaning solution go deep into the pile and are drawn straight back out, taking the loosened dirt with them. The carpet is left damp to the touch.
Drying usually takes a few hours and depends on ventilation. Open a window if the weather allows, keep the doors between rooms open and stay off the pile in shoes until it feels dry.
Rugs are cleaned where they lie, on the floor of the room they are in; we never collect them. Sofas, armchairs and mattresses are priced separately on the upholstery cleaning page.
A carpet that is past cleaning can go to the council instead. Lewisham’s bulky item collection takes a carpet for £5 as one large item. Collectors stay outside the property, so roll it up and leave it out on the day.
Getting the rooms ready
The less there is on the floor, the more carpet gets cleaned. Before the cleaner arrives, clear shoes, bags and boxes, and empty the space under the beds if you want it done. Chairs, side tables and anything else you can lift easily are best moved out of the room. Wardrobes, beds and sofas stay put, and the cleaner works around them.
Tell us about stains when you book: what they are, if you know, and roughly how old. Coffee, wine and mud each behave differently, and a mark that has been scrubbed with a household product before can be harder to shift. Point them out again on the day so nothing is missed.
In a converted house, check who is responsible for any shared stair before booking it. The communal parts usually belong to the freeholder, so the stairs inside your own front door are the ones we price as yours.
Lewisham carpet cleaning prices
Each room has its own price: £36 for a bedroom, £43 for a living room and £61 for a through lounge. A flight of stairs is £41, a hallway £22 and a landing £9. Rugs are £35 up to 3 square metres and £51 above that. One-off bookings start at £67.
Compare two homes with two bedrooms each. A flat in a purpose-built block needs two bedrooms, a living room and a hallway. A two-bed terraced house has the same rooms plus a flight of stairs and a landing, so it comes to £41 and £9 more for the same bedroom count.
Every figure is on the price list. When there is no free parking near the door, we add the day’s parking cost to the total, up to £40.

Booking carpet cleaning in Lewisham
Send the form with your postcode and the rooms you want done, or ring 020 3734 1438. We ring back to agree the date and check the price against the rooms; a 50% deposit secures the booking, and the rest is due once the carpets are done. Opening hours are 8am to 7pm every day.
If you hold a resident permit in a controlled zone, the council’s digital visitor vouchers can be bought by the hour or by the half-day, up to five hours, so you pay only for the time the cleaner is parked. The London carpet cleaning page covers drying and stains in more detail, and cleaning services in Lewisham lists the regular and one-off cleaning we do in the borough.
Questions about carpet cleaning in Lewisham
How long until I can walk on the carpet?
Drying usually takes a few hours and depends on ventilation. Open a window if you can and keep shoes off until the pile is dry to the touch.
Do you take rugs away to clean them?
No. Rugs are cleaned where they lie, in your home, at £35 up to 3 square metres or £51 for a larger one.
Is a flat in a converted house priced differently?
Only if it has its own stairs or landing. The rooms cost the same as in any flat, and a private internal flight adds £41.
What can I do with an old carpet that is past cleaning?
Book it into Lewisham’s bulky item collection at £5 as one large item. A cancelled booking is not refunded, and the carpet has to be outside, because the crew does not enter homes.
Can I have the carpets cleaned before I move out of a rented flat?
Yes. Book them alone at the prices above, or add them to an end of tenancy clean at £29 a bedroom and £36 for the living room.
Do you clean carpets at weekends?
Yes. We work 8am to 7pm on every day of the week, Saturdays and Sundays included, so a weekend clean leaves the rest of the day for the carpet to dry.
Tell us the rooms, the stairs and any rugs, and we will ring back with the date and a confirmed price.
