Private renting in Havering is 15.8% of households, but in St Alban’s ward, in central Romford, it is 35.0%. End of tenancy cleaning across Havering starts at £156 for a studio.

Renting in Havering in 2026

Havering is a borough of owners: 69.5% of households own their home, and the commonest home is a semi-detached house, at 41.2%. Renting gathers around Romford. In St Edward’s, the ward that holds the market and the town centre, 28.8% of households rent privately, and in Rush Green and Crowlands 26.5%, against 8.3% in Emerson Park and 9.4% in Cranham. St Edward’s is also 50.8% flats.

Two licensing schemes started on Wednesday 18 March 2026 and run to 17 March 2031. Selective licensing covers homes let to a single family or to up to two unrelated tenants, in seven of the borough’s 20 wards:

  • Beam Park
  • Harold Wood
  • Rainham and Wennington
  • Rush Green and Crowlands
  • Squirrels Heath
  • St Alban’s
  • St Edward’s

Additional HMO licensing covers every ward, for homes let to three or four unrelated people who share amenities, and mandatory HMO licensing for five or more occupiers has applied across Havering from 1 October 2018. Upminster, Emerson Park and Cranham are among the 13 wards left out of the selective scheme. The council’s licensing page has the conditions for each scheme.

An end of tenancy clean covers the whole empty home in one visit

An end of tenancy clean is a single visit, after your own furniture has gone, that returns every room to the state the check-in inventory records. The team brings the equipment and the products. You keep the water and the electricity on until they leave.

In the kitchen the cleaners wash the cupboards and drawers inside and out, degrease the hob, splashback and extractor, clean the sink and wash out the fridge and freezer once they are empty and defrosted. In the bathroom they descale the taps, shower and screen and scrub the toilet, bath, tiles and grout. Every room gets its skirting, doors, switches, radiators and the inside of its windows wiped before the floors are vacuumed and mopped, and in a semi or a terrace that takes in the stairs, banister and landing.

The oven is added at £31 for a single or £62 for a double, and carpets at £29 a bedroom or £36 for the living room. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.

A Romford flat compared with an Upminster semi

A one-bedroom flat in central Romford is £207, and the clean covers the bedroom, living room, kitchen, bathroom and hall. A three-bedroom semi in Upminster, a ward that is 66.8% semis, is £339; on top of the extra bedrooms come the stairs, the landing and the windows and skirting of a whole second floor. Both prices are fixed by bedroom count, so the semi’s longer day is already in the figure.

End of tenancy prices in Havering

A studio costs £156; one bedroom is £207, two £243, three £339 and four £425. Shared houses and homes with extra reception rooms are priced room by room, and the price list shows every room and add-on.

Where the street has no free parking, we add the parking at the day’s rate, never above £40.

Parking a full-day team in Havering

Havering’s permits are virtual, sold through MiPermit, and the council says not to buy visitor permits for tradespeople. A team on a move-out uses a parking dispensation, which lets a trade vehicle stay all day in resident bays, business bays, pay and display bays or on a single yellow line. It does not reserve a space, so if the bay outside is taken the team parks as close as it can. Tell us when we ring back whether your street is in a controlled zone; the signs at the entrance to the street show the permit hours.

Rubbish and bulky items at the end of a let

Houses in Havering, including houses split into flats, put rubbish out in sacks: black for rubbish and orange for recycling, each collected once a week from just inside the property boundary by 7am. The crews cannot collect sacks from wheeled bins. Flats in large blocks usually have communal bins.

Furniture left by the last tenant is a bulky collection: £71.50 for one to three items and £18.50 for each extra one, with a 6 ft limit on length, taken from the front boundary or the bin area. Book it for before the clean so the cleaners have clear floors to work on.

Booking a move-out clean in Havering

Fill in the form or ring 020 3734 1438 with the postcode, the bedrooms and the date the keys go back. We ring back to agree the day and confirm the price against the home, and a 50% deposit secures it; the balance is paid once the clean is finished. More on the scope and the check-out is on the end of tenancy cleaning hub.

Carpet and oven cleaning in Havering

If the carpets or the oven need more than the move-out add-ons, The borough also has its own pages for carpet cleaning in Havering and oven cleaning. For homes that stay occupied, Havering cleaning services covers weekly cleaners and deep cleans.

End of tenancy cleaning in the boroughs around Havering

Romford, Gidea Park and Harold Wood are Havering’s Elizabeth line stations, between Chadwell Heath on one side and Brentwood on the other. For homes over the borough line, Barking and Dagenham, Redbridge and the other neighbouring boroughs follow below.

Questions from Havering tenants and landlords

Does a shared house in Romford need a licence?

If three or four unrelated people share it, it falls under additional HMO licensing, which covers every Havering ward from 18 March 2026; five or more occupiers need a mandatory HMO licence. For the clean, a shared house is priced by the room.

Should we buy a visitor permit for the cleaners?

No. Havering asks residents not to use visitor permits for tradespeople. A parking dispensation is the route for a vehicle that stays all day.

Are the oven and carpets in the fixed price?

They are add-ons, booked with the clean and done on the same visit. Tell us the oven type and which rooms are carpeted when we ring back.

How soon after the removal van can the clean start?

Once the home is empty. Book it for after the last load leaves, ideally the next day, so the cleaners are not working around boxes.

Do you cover Rainham and Harold Hill?

Yes, every Havering ward, from Rainham and Wennington to Harold Wood and Upminster, at the same prices.

Ring 020 3734 1438 with the bedrooms and the date the keys go back.
