In Havering 41.2% of households live in a semi-detached house, the commonest home in the borough; weekly cleaning for a semi is £23 an hour, with three hours the shortest visit.
The borough figure hides a wide spread. Hacton ward is 69.4% semis and Upminster 66.8%, Emerson Park is nearly half detached houses (48.8%), and St Edward’s, which holds Romford town centre, is 50.8% flats. Seven households in ten (69.5%) own their home. Private renting is 15.8% across the borough, rising to 35.0% in St Alban’s.
Harold Hill is the largest single piece of that housing. The London County Council built it between 1948 and 1958 on the old Dagnam Park estate: about 8,200 houses, mostly two-storey semis or short terraces in dark red brick under plain tile roofs, with two large areas of parkland kept. A two-storey house means stairs and two floors of rooms on every visit, so a three-bedroom semi often runs past the minimum; we settle the hours when we ring back. Central Romford, where the flats and rented homes cluster, has its own page for the town.
Havering prices, hourly and fixed
Weekly cleaning costs £23 an hour and fortnightly cleaning £24, on a three-hour minimum, so a weekly visit comes to £69. A deep clean is booked by the cleaner-hour at £26, plus £30 for equipment and detergents, with at least two cleaners for three hours: £186 in all. One-off jobs start at £67.
A moving-out clean has a set price for the size of home: a studio is £156, a three-bedroom house £339 and four bedrooms £425. Carpet, upholstery and oven prices are on the price list. When a one-off job has no free parking near the door, street parking is added at what it costs that day, never more than £40.
The rota for a Havering house
On a regular visit the cleaner covers the kitchen (worktops, hob, sink, the fronts of the oven, fridge and cupboards, then the floor), the bathroom and toilet, dusting through every room, the stairs and landing, and the floors last. Tell the cleaner on the first visit about anything you want done every time, such as the shower screen or the glass in the back door, and it goes on the rota.
Glass and chrome need that attention because the water is hard. Havering falls within Essex & Suffolk Water’s area of supply; its 2025 zone reports average 279.6 mg/l in Hornchurch, 257.2 in Harold Hill and 242.1 in Upminster, all in the hard band. Scale collects on the shower head, taps and screen between visits, and a deep clean is the time to take it right back.
A deep clean goes into the places a weekly visit leaves alone: inside cupboards, the fridge and the oven door, skirting boards, door frames, sills, under and behind furniture that moves, the grout and the extractor hood. We bring the equipment and products, and the water and power stay on. At the end of a let, tenants and landlords book the Havering end of tenancy clean instead, the one clean we come back to: should the inventory clerk or agent mark anything we cleaned, a message within 48 hours brings us back to put it right at no charge. Carpets are washed by hot water extraction from £36 a bedroom through carpet cleaning in Havering, and a single oven booked on its own is £77 through oven cleaning.

Parking dispensations and the 2026 licensing schemes
There are no paper permits in Havering; everything is virtual and bought on MiPermit. Residents are asked not to use visitor permits for a tradesperson, who needs a parking dispensation instead. With one, a cleaner may park for the whole day in most kinds of bay (resident, business, pay and display) and on single yellow lines. It does not reserve a space, though; if the nearest one is taken, the cleaner parks as close as possible. Outside Romford, on-street bays give 30 minutes without charge, and the machines are contactless only, with RingGo or PayPoint as the alternatives. Restrictions apply on bank holidays too, Christmas Day aside, unless a sign says otherwise.
Landlords have worked under new rules since Wednesday 18 March 2026. Selective licensing applies in seven of the 20 wards until 17 March 2031: St Edward’s and St Alban’s in Romford, then Squirrels Heath, Harold Wood, Rush Green and Crowlands, Beam Park, and Rainham and Wennington. Every ward also has additional licensing, aimed at homes where three or four unrelated sharers use the same amenities. Mandatory HMO licensing, for five or more occupiers in two or more households, has applied borough-wide from 1 October 2018. The council’s property licensing page sets out both schemes.
Two rail lines serve the borough’s stations. The Elizabeth line stops at Romford, Gidea Park and Harold Wood on its way between Chadwell Heath and Brentwood, and the District line ends at Upminster after Elm Park, Hornchurch and Upminster Bridge.

Black sacks, bulky items and new homes in Rainham
Houses in Havering, including houses converted into flats, put rubbish out in black sacks and recycling in orange sacks, once a week each, with the sacks just inside the boundary of the property by 7am on collection day. Crews leave any sack that has been put in a wheeled bin. Large blocks usually have communal bins instead, and with those, batteries, small electricals and textiles cannot be put out for collection.
Clearing a house before a moving-out clean? The council’s bulky collection takes furniture at £71.50 for the first one to three items, then £18.50 an item, up to 6 ft long, from the front boundary or communal bin area, out by 7am. Booking it before the cleaners arrive leaves the rooms empty for the clean. In the south of the borough, the Rainham and Beam Park Housing Zone, granted in 2015, plans 3,500 new homes on former industrial land over 10 to 15 years, and a newly finished home there usually wants an after builders clean before anyone moves in.
To book, ring 020 3734 1438 any time or fill in the form. We phone back to settle a day and the price for the home; a 50% deposit holds the date and the balance is paid when the clean is finished. Cleaners work 8am to 7pm, seven days a week, and all of them are vetted and trained.
Questions Havering customers ask
Are Upminster and Cranham in the selective licensing scheme?
No. Upminster, Cranham, Emerson Park, Elm Park and nine other wards are outside selective licensing, which covers seven wards from 18 March 2026. Additional licensing still reaches every ward, for homes shared by three or four unrelated tenants.
How long does a regular clean take in a semi?
Three hours is the minimum, at £23 an hour on a weekly rota. A lived-in two-storey semi often needs longer because of the stairs and the second floor of rooms, so we agree the hours on the call back and keep them the same from week to week.
Is the water hard in Hornchurch and Upminster?
Yes, in both. Essex & Suffolk Water’s Hornchurch zone ranged from 273.7 to 288.2 mg/l in 2025, and Upminster from 218.0 to 265.5, the softer of the two but still in the hard band.
Which Havering postcodes do you cover?
All of them: RM1 to RM3, RM5, RM7 and RM11 to RM14, plus the Havering streets in RM4, RM9 and RM15. Give us the full postcode on the form and we ring back with the price for that home.
Put your Havering street and the size of the house on the form, and we call back with the price.
