A man relaxing in an armchair in a Victorian terraced house with a period fireplace

Blackheath sits in two boroughs, so an SE3 address can fall under Lewisham’s or Greenwich’s parking and bin rules. Either way, a deep clean starts at £186 and weekly cleaning is £23 an hour.

A deep clean in a Blackheath house, start to finish

Before the day, empty any cupboards, drawers and wardrobes you want cleaned inside, clear the worktops if you can, and leave the water and electricity on. Two cleaners then arrive for a deep clean with the equipment and detergents (the £30 on the bill) and start at the top of the house, so dust from high shelves and picture rails lands on floors that have not been done yet. In a villa or a terraced house the order runs like this:

  1. Top floor and stairs: high dusting, light switches, door frames, skirting boards, banisters and the insides of wardrobes and drawers you have emptied.
  2. Bathrooms: taps, shower head, screen and tiles descaled; the toilet cleaned down to the base; the extractor grille wiped.
  3. Kitchen: inside the emptied cupboards and the fridge, the tiles behind the hob, the sink and plughole, the outside of the oven.
  4. Living rooms: under and behind the furniture that can be moved, sills, radiators, the inside of the windows.
  5. Floors, on the way out: hoovered, then the hard floors mopped.

Descaling is a large part of the job. Thames Water’s 2025 report for its Blackheath zone, the one its lookup gives for SE3 0QR, ranged from 249 to 327 mg/l and averaged 282, and anything over 300 sits in the company’s very hard band. If weekly visits suit you better, domestic cleaning stops that scale building up again between deep cleans.

Blackheath prices

The deep clean rate is £26 per cleaner-hour. The minimum is two cleaners for three hours, with the £30 kit charge added once, which makes £186 for the shortest job; a large house needs more hours, and we agree how many on the phone. Weekly visits are £23 an hour and fortnightly ones £24, at least 3 hours each time. One-off work starts at £67. When there is no free parking outside, we pass on what parking costs that day, capped at £40. All of it is on the price list.

Leaving a rental? End of tenancy cleans are fixed by size, from £156; the Lewisham and Greenwich pages cover the two sides of the village. Carpets cost £36 a bedroom by hot water extraction (carpet cleaning), and a single oven is £77 (oven cleaning), with the racks soaked and the glass and seals done by hand.

Two councils, one village

Most of the Blackheath conservation area, designated in 1968 jointly with Greenwich, dates from about 1790 to 1880: high-quality Victorian houses in pairs or formal terraces, with Article 4 directions on specified streets.

A good share of those houses are now flats. Across the Blackheath ward in Lewisham and the Blackheath Westcombe ward in Greenwich, 66.2% of households live in flats and 20.4% in converted or shared houses, while 28.6% rent privately (31.4% on the Lewisham side, 25.5% in Westcombe). The Lewisham side is on the Lewisham borough page, and the rest comes under Royal Greenwich.

On the Greenwich side, Blackheath Park conservation area covers the old Cator estate. Wricklemarsh House was built there in 1724 and taken down in 1787; leasehold building began around 1820, and the houses run from Georgian and Victorian villas to Span estates of the 1950s and 1960s. A residents’ association formed in 1950, now Blackheath Cator Estates Residents Ltd, bought the private roads from the Cator family and still looks after them.

Parking hours shift at the borough line. Lewisham’s BHA zone is controlled Monday to Saturday, 9am to 7pm. Greenwich’s Blackheath Standard (BS) and Westcombe Park (W) zones run Monday to Saturday too, but finish at 6.30pm.

Booking a clean in SE3

Start with your postcode, which settles the council and the parking rules. Send the form or ring, and we ring back to fix the date and check the price against the house; a 50% deposit secures it and you pay the rest after the clean. We are open 8am to 7pm, seven days. Ring any time on 020 3734 1438. If you have a driveway or a space on a private road, tell us; it saves the cleaners hunting for a bay.

Blackheath questions

Do you clean on the Cator estate’s private roads?

Yes. The roads belong to Blackheath Cator Estates Residents Ltd, which bought them from the Cator family and maintains them, so tell us about any parking arrangements on your road when we ring back.

Which council collects bulky items before a deep clean?

The one your address falls under. Royal Greenwich charges £13.82 an item, wants it out by 6am on the booked day and will not collect from locked bin rooms, rear gardens or gated car parks without a code. Lewisham charges £5 for each large item and £25 for a fridge or freezer.

Can the cleaners come on a Saturday?

Yes, we work seven days, 8am to 7pm. Bear in mind that Lewisham’s BHA zone and Greenwich’s Blackheath Standard zone are both controlled on Saturdays.

Do you clean flats in converted Victorian houses?

Yes, and there are plenty: one Blackheath household in five lives in a converted or shared house (20.4%). Tell us the floor and whether the stair is shared, and we book enough time for carrying the kit up.

How long does a deep clean of a Blackheath house take?

The minimum booking is two cleaners for three hours, £186 with the kit, which suits a flat. A Victorian house over three or four floors needs more cleaner-hours; the form takes up to four cleaners, and we settle the hours with you on the phone before the date is fixed.
