Forest Hill’s conservation area streets went up between 1840 and 1900, after the railway came in 1839. A regular cleaner for a flat or house here is £23 an hour.
Flats dominate the ward: the 2021 Census counts 64.5% of Forest Hill households in them, 44.4% in purpose-built blocks and 17.0% in converted or shared houses. Terraces account for 15.3%, semi-detached houses 14.4% and detached homes 5.7%. Almost half the ward owns its home (49.1%, against 41.9% for Lewisham as a whole), while about a quarter rents privately and another quarter from a social landlord.
Forest Hill’s conservation area
The conservation area covers about 45 hectares. It was designated in 1976 and extended in 1994 and 2010, and Lewisham has made an Article 4 direction there to keep architectural features. Inside it are the Horniman Museum gardens, the listed civic group on Dartmouth Road (the library, Louise House, once a girls’ industrial school, and Holy Trinity primary school) and the inter-war houses of Thorpewood Avenue.
If your home keeps period features, a tiled hall or an old fireplace perhaps, say so when we ring back. The cleaner works around anything fragile and leaves alone anything you would rather nobody touched.
Forest Hill cleaning prices
Weekly cleaning costs £23 an hour and fortnightly £24. Each visit runs for 3 hours or more, which puts the shortest weekly visit at £69. For a deep clean we charge £26 per cleaner per hour, send at least two cleaners for at least three hours and add £30 for the kit they bring, so it starts at £186. Any one-off job starts at £67. If there is no free parking near your door, the cost of parking that day goes on the bill, up to £40 at most. The price list covers the other services.
Inside a regular or deep clean
Domestic cleaning visits keep the everyday jobs in hand: the kitchen worktops, hob and sink, the bath, basin and toilet, dusting through the rooms, carpets hoovered and hard floors mopped. A deep clean goes further, into the cupboards, along skirting boards and door frames, behind whatever furniture can be moved and onto the limescale that weekly visits leave behind.
That limescale is a local problem. Thames Water’s 2025 figures for the Sydenham Central zone, which its lookup gives for a Perry Vale address in SE23, ran from 250 to 268 mg/l and averaged 260; the company counts anything from 200 to 300 as hard.
Moving out of a rented flat? The Lewisham end of tenancy page sets out fixed prices from £156. Carpets are cleaned by hot water extraction from £36 a bedroom (see carpet cleaning), and a single oven clean is £77.

Practical points for SE23
SE23 crosses a borough line. The Forest Hill and Perry Vale wards are in Lewisham, while the Dulwich Wood and Peckham Rye wards in the same postcode district belong to Southwark, so some SE23 homes come under Southwark’s rules; our Dulwich page covers that side.
On the Lewisham side, anyone visiting you who parks in a resident bay inside a controlled zone needs one of the council’s digital vouchers. You register online and pay per use, choosing an hour, a half-day of up to five hours, a full day or a week; the half-day option covers a standard visit. If your street is in a controlled zone, say so when we ring back.
Landlords letting a Forest Hill home to a single household come under Lewisham’s selective licensing: the ward is in the third designation, which runs from 1 July 2024 to 1 July 2029. Streets near the ward edge are worth checking on the council’s map, because the scheme uses the ward boundaries from before May 2022.
Booking a Forest Hill clean
Fill in the form or call. We ring you back to fix the day and to check the price against the rooms you actually have; half of it is paid as a deposit to hold the date, the rest when the clean is done. The phone line, 020 3734 1438, is open around the clock, and opening hours are 8am to 7pm every day. Keep the water and power on for the cleaner.

Forest Hill questions
Do you clean homes near the Horniman Museum?
Yes. The museum gardens are part of the conservation area, and we clean anywhere in SE23, on the Lewisham or the Southwark side.
How long is a deep clean in a Forest Hill flat?
The shortest booking is two cleaners for three hours, £186 including the equipment. A one-bed flat in a converted house often fits that; a house over three floors needs more cleaner-hours, and we agree the number on the phone.
Can I have the same cleaner every week?
We send the same person each time where we can manage it. That is easiest with a fixed day and time, so pick one when we ring back.
I let a shared house in Forest Hill. Which clean do I book between tenants?
An end of tenancy clean, priced by bedrooms: £339 for three and £425 for four. Smaller shared houses here also need a licence under Lewisham’s borough-wide additional HMO scheme, in force from 22 April 2022.
How long do carpets take to dry in an older house?
Usually a few hours. Hot water extraction leaves the pile damp, and drying depends on ventilation, so open a window or two and keep the heating low if the day is cold.
