Lewisham is a borough of flats: 57.7% of households lived in one at the 2021 Census. End of tenancy cleaning here is priced by bedrooms, from £156 for a studio.
We clean for tenants moving out and for landlords and agents getting a property ready for the next check-in. The team brings its own equipment and products, and the price is agreed before anyone arrives.
Lewisham homes: conversions, blocks and terraces
The Census breaks those flats down further. Purpose-built blocks hold 39.1% of Lewisham households, and another 16.3% live in houses that have been converted or shared, bedsits included. Terraced houses make up 26.2%, semi-detached homes 13.0% and detached houses only 3.0%.
Renting is the norm. In 2021 private tenants were 27.2% of households and social tenants 29.2% (13.1% renting from the council and 16.1% from housing associations), against 41.9% who owned. The mix shifts from one district to the next: on the Lewisham side of Blackheath 31.4% of households rent privately, while the Forest Hill ward is 49.1% owner-occupied.
For the clean, the building type changes the day more than the postcode does. A conversion can mean a shared front door, a narrow stair and no lift, so everything is carried up by hand. A newer block can mean a lift, a concierge desk and set times for the loading bay. Mention either when you book and we plan around it.
Prices for a Lewisham end of tenancy clean
The price follows the size of the home: £156 for a studio, £207 for one bedroom, £243 for two, £339 for three and £425 for four. A two-bed flat costs £243 whether it sits in a converted house or a purpose-built block.
Set a two-bed flat beside a three-bed terrace and the gap is more than one bedroom. The £339 price assumes a through lounge, a flight of stairs and a separate WC as well, which is why it sits well above £243. A layout that fits none of the standard sizes is priced room by room.
The oven can be added at £31, or £62 for a double oven or a 90cm range, and carpets at £29 a bedroom and £36 for a living room. The full price list has the rest. If there is no free parking outside, the cost of parking that day is added to the bill and never goes above £40.

An end of tenancy clean covers every room you rented
It is a top-to-bottom clean of the empty home, aimed at the check-out, when the inventory clerk compares each room with the check-in report. In practice that means:
- Kitchen: inside and outside every cupboard and drawer, worktops, wall tiles, the sink and taps, the hob top and the outside of the appliances.
- Bathroom: bath, basin, toilet, tiles and grout, the shower screen, mirrors and the extractor grille.
- Every room: skirting boards, doors and frames, light switches and sockets, radiators, window sills and the inside of the glass, inside fitted wardrobes, then the floors vacuumed and mopped.
Lewisham water is hard. Thames Water’s 2025 report for its Lewisham South zone, which serves SE13 6JZ in Ladywell, puts the average at 248 mg/l of calcium carbonate, so the taps and the shower screen take the longest of anything in the bathroom.
You keep the water and electricity on until the team leaves. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.
Parking, licensing and bulky waste in Lewisham
A team is at the property for most of a day, so parking is the first practical question. Controlled hours differ by zone. Lewisham Central (B1) and Blackheath (BHA) are controlled from 9am to 7pm, Monday to Saturday; Catford West (K) keeps the same hours on weekdays only, and Lee Green (LG) is restricted for just two hours, 10am to 12 noon on weekdays. Residents in a zone can buy the council’s digital visitor vouchers online by the hour, the half-day (up to five hours), the day or the week, and a day voucher covers a full clean.
Landlords have three schemes to keep up with. Mandatory HMO licensing covers larger shared houses; additional HMO licensing has applied to smaller shared houses across the borough from 22 April 2022; and selective licensing for single-household lets started on 1 July 2024 and runs to 1 July 2029. The designation lists 16 wards on the pre-2022 boundaries, Brockley, Ladywell, Lee Green and Forest Hill among them, so check a street near a ward edge on the council’s licensing page.
Furniture you are leaving behind has to be gone before the clean starts. The council’s bulky item collection costs £5 for each large item, such as a mattress, bed or sofa, and £25 for a fridge or freezer. The fee is not refunded if you cancel, and the crew does not come indoors: items go outside, or into an unlocked bin chamber if you live in a block.
Carpets, ovens and the rest of the move
Carpets in a Lewisham let can be done with the end of tenancy clean at the add-on prices above, or booked on their own through carpet cleaning in Lewisham if you also want stairs or rugs done. For a regular cleaner in the home you are moving into, see cleaning services in Lewisham.

Questions about end of tenancy cleaning in Lewisham
Does my Lewisham let need a selective licence?
If it is let to a single household and sits in one of the 16 wards on the 2024 designation, it very likely does, until the scheme ends on 1 July 2029. A house that already holds an HMO licence does not need a second one. The council map settles streets near a ward boundary.
Is a two-bed conversion flat priced differently from a two-bed in a block?
No. Both are £243. The price goes by bedrooms, and only a layout that matches none of the standard sizes is priced room by room.
Do I have to be there while the team cleans?
Only to let them in, unless you want to stay. The water and electricity need to stay on until the end, and it helps to tell us at booking how the keys will be returned.
Where will the cleaners park?
On the street or in a bay near the door. If you hold a resident permit in a controlled zone, a day visitor voucher bought online from the council is usually the simplest route.
Can the clean happen on a Sunday?
Yes, we work seven days, 8am to 7pm. In the Lewisham Central (B1) and Blackheath (BHA) zones the controls stop after Saturday, although the B2 zone is controlled on Sunday until 1.30pm.
What should I do with old furniture before the clean?
Book the council’s bulky collection ahead of the clean, so the rooms are empty when the team arrives. Large items cost £5 each, and the crew collects from outside the property only.
