Dulwich Village ward has the lowest share of flats in Southwark, 27.8%, so a regular clean there usually means a whole house, at £23 an hour weekly and three hours at least.
Its homes are 32.6% terraced, 32.2% semi-detached and 7.3% detached, and next door Dulwich Wood ward has the highest detached share in the borough, 10.5%. Southwark’s 2006 appraisal of the Dulwich Village conservation area describes grand Georgian houses, fine Victorian and Edwardian terraces and 1930s family homes, and says the large houses are mostly lived in as single-family homes, without being split into flats.
Across all four Dulwich wards (Dulwich Village, Dulwich Hill and Dulwich Wood in Southwark, West Dulwich in Lambeth) 52.4% of households live in flats, against 78.0% across Southwark, with 24.2% in terraced, 17.5% in semi-detached and 5.9% in detached houses. Conversions cluster in Dulwich Hill ward, where 31.0% of households live in a converted or shared house. Just over half of all Dulwich households (53.9%) own their home and 24.1% rent privately; in Dulwich Village ward ownership reaches 68.4%.
The same appraisal says every property in the conservation area falls under the Dulwich Estate’s Scheme of Management, so most works, from repairs and tree work to any change to a building’s outside, need the Estate’s approval on top of planning permission. The area was designated on 7 September 1968, and in 1975 the Secretary of State accepted it as being of outstanding architectural or historic interest.
Costs for a Dulwich house or flat
Weekly cleaning costs £23 an hour and fortnightly £24, with 3 hours as the shortest visit; a house with several bedrooms and two bathrooms is normally booked for longer, agreed with you before the first visit. Deep cleans are £26 per cleaner-hour, with £30 for equipment and detergents, from £186 for two cleaners over three hours. Any one-off job starts at £67, moving out is fixed by size up to £425 for four bedrooms, and every other figure is on the price list. On one-off work with no free parking outside, the bay is added at its cost that day and capped at £40.
A house clean from the top floor to the hall
In a house the cleaner starts at the top and works down, so the stairs and the hall come last and nothing finished gets walked through again. Each regular visit covers the bedrooms (dusting, and beds changed when fresh linen is out), the bathrooms, the kitchen worktops, hob, sink and appliance fronts, then the stairs, the hall and the floors throughout.
A deep clean adds what a few hours a week leave behind: the inside of cupboards, drawers and the fridge, behind furniture that can be moved, skirting boards, door frames, radiators, window sills and their tracks. Period details get a soft brush and a damp cloth. The team brings the equipment and products, and the water and electricity stay on.
The borough’s local pages cover the other services. The end of tenancy clean is fixed by size, and if the inventory clerk or agent marks something we cleaned, tell us within 48 hours and we come back at no charge. Carpet cleaning is hot water extraction, from £36 a bedroom and £41 a flight of stairs, with rugs cleaned where they lie. Oven cleaning starts at £77; the racks and shelf supports soak while the cavity, glass and seals are cleaned by hand, and a window open for a while clears any smell.

Two boroughs: licensing, parking and bulky waste
Dulwich crosses a borough line. SE21 covers Dulwich Village, Dulwich Wood and West Dulwich wards and so spans Southwark and Lambeth; SE22 covers Dulwich Hill, Dulwich Village and Dulwich Wood, all in Southwark. Prices are the same on both sides. Parking, licensing and bulky waste follow the council.
For landlords, Dulwich Hill and Dulwich Wood are in Southwark’s selective licensing area from 1 November 2023 to 31 October 2028; Dulwich Village ward is not on the list; West Dulwich has been in Lambeth’s phase 2 scheme from 1 September 2025. Both boroughs license shared houses across the board, Lambeth’s scheme ending on 8 December 2026 and Southwark’s on 1 March 2027 under their notices.
Southwark’s parking zones differ widely here. East Dulwich (ED) is controlled on weekdays from 8:30am to 6:30pm; Dulwich Village (DV) only from 8am to 9:30am and 3pm to 5pm; Herne Hill (HH) and North Dulwich and Denmark Hill (P) from noon to 2pm. Paid bays cost £5.70 an hour by phone, and Southwark sells visitor permits only to people living in a zone. On the Lambeth side the council’s map shows no zone at West Dulwich station.
Southwark collects up to 10 household items for £37 as bulky waste; Lambeth charges £70 for up to six or £116 for up to ten. The Southwark page covers the borough as a whole, and Peckham and Streatham are covered on pages of their own.
Booking a clean near Dulwich Park
Dulwich Park is on Historic England’s Register of Parks and Gardens, and at the south end of the Village stands Dulwich College, built from 1866 to 1870 to designs by Charles Barry the younger. North Dulwich station is in Zones 2 and 3, East Dulwich in Zone 2 and West Dulwich in Zone 3.
Wherever the house is, booking runs the same way. Send the form or ring 020 3734 1438 (ring any time); during working hours, 8am to 7pm seven days, we ring back to fix the date and the price for your home. A 50% deposit secures it and the rest follows the clean.
Questions about Dulwich cleans
Do you clean large Dulwich Village houses?
Yes. A large house needs more hours or more cleaners: a regular visit is charged at £23 an hour for as long as the house takes, and a deep clean may need three cleaners where a flat needs two. We agree it on the phone.
Where does the cleaner park in Dulwich Village?
Zone DV is controlled only from 8am to 9:30am and 3pm to 5pm on weekdays, so much of a mid-morning clean falls outside the controlled hours. When a paid bay is needed, it costs £5.70 an hour by phone.
Is my Dulwich home in Southwark or Lambeth?
SE22 addresses are all Southwark. SE21 is split: Dulwich Village and Dulwich Wood wards are Southwark and West Dulwich ward is Lambeth. Our prices do not change; parking, licensing and bulky waste follow the council.
Do Dulwich Village landlords need a selective licence?
Dulwich Village ward is not one of Southwark’s selective wards, though Dulwich Hill and Dulwich Wood are, until 31 October 2028. A house shared by three or more people from two or more households needs an additional licence anywhere in the borough.
Can you clean the stair carpet in a Dulwich house?
Yes, by hot water extraction at £41 a flight, with landings at £9. Drying usually takes a few hours and depends on how well the stairwell is ventilated.
Tell us the street, the bedrooms and the bathrooms, and we will ring back with a price for your Dulwich house or flat.
