Terraces and semi-detached houses went up fast in Peckham after Peckham Rye station opened in 1867; a weekly cleaner for one of them, or for a flat, costs £23 an hour.
A deep clean is priced by the cleaner-hour, £26, with one £30 charge for equipment and detergents; the smallest is two cleaners for three hours at £186. Regular visits run for three hours at least, which puts a weekly one at £69, and fortnightly visits are £24 an hour. One-off work starts at £67. The full price list has carpets, upholstery and ovens too. If there is no free parking near a one-off job, the bay is charged at its cost on the day, up to a limit of £40.
Peckham homes, ward by ward
The three Peckham wards could hardly be more different. Peckham ward is 57.9% social rented and 66.6% purpose-built flats. Peckham Rye ward is half owner-occupied (50.4%), with 28.5% of homes terraced, 13.9% semi-detached and 21.6% of households in converted or shared houses. Across all three, 66.3% of households live in flats and 22.4% in terraced houses; 42.9% rent from a social landlord and 22.2% rent privately, below Southwark’s 28.7%.
The oldest houses are in the Holly Grove conservation area, south of Peckham Road: substantial terraces and paired villas of the 1820s to 1840s, facing a green strip called The Shrubbery. Its listed buildings include early 19th century villas on Blenheim Grove and Elm Grove, houses on Highshore Road and amber-brick houses of about 1817 to 1822 on Holly Grove itself. Period plaster and joinery get a soft brush and a damp cloth, so mention a listed house when you book.
Rye Lane, Peckham Hill Street and Peckham High Street form the commercial core, and the east end of Choumert Road holds a street market that runs on to Rye Lane. Peckham Rye station is itself Grade II listed. SE15 also crosses into Lewisham at New Cross Gate and Telegraph Hill wards, where Lewisham’s rules apply; the Southwark page covers the borough as a whole.
A weekly clean, in order
The cleaner works from the back of the home towards the front door, so nothing finished gets walked over:
- Kitchen: worktops, splashback, hob, sink and taps, cupboard and appliance fronts, then the floor.
- Bathroom: bath or shower, basin, toilet, mirror, tiles and the floor.
- Bedrooms and the living room: dusting from shelves and sills down to the skirting, and beds changed when fresh linen is left out.
- Hallway and the remaining floors: hoovered, then hard floors mopped, finishing at the door.
Three hours is the minimum. A house with more floors or a second bathroom takes longer, and we agree the hours with you when we ring back.
- End of tenancy cleaningfrom £156A fixed price by the size of the home, with a 48-hour re-clean if the inventory clerk marks something we cleaned.
- Deep cleaningfrom £186A team of two or more for a day of the jobs a weekly clean never reaches.
- Domestic cleaningfrom £69 a visitA weekly or fortnightly cleaner, the same person where we can manage it.
- After builders cleaningfrom £212Dust, paint spots and grout film cleared once the trades have gone.
- Carpet cleaningfrom £67Hot water extraction priced by the room, rugs cleaned where they lie.
- Upholstery cleaningfrom £67Sofas, armchairs, mattresses and curtains, priced by the piece.
- Oven cleaningfrom £67Racks and trays soaked, glass and seals cleaned by hand in your kitchen, priced by oven type.
Longer one-off cleans and the extras
A deep clean is a longer visit by two or more cleaners. They clean inside cupboards, the fridge and the microwave and move what can be moved to clean behind it; then they work along skirting boards, door frames, radiators and window tracks. The equipment and products come with them; the water and electricity stay on.
Four Peckham-area wards (Peckham, Rye Lane, Peckham Rye and Nunhead & Queen’s Road) have been under Southwark’s selective licensing from 1 November 2023, due to end on 31 October 2028, so most private lets here are licensed. The end of tenancy clean costs £156 for a studio and £243 for two bedrooms. Should the inventory clerk or agent mark something we cleaned, tell us within 48 hours and we return to put it right at no charge.
Carpets are cleaned by hot water extraction from £36 a bedroom, and drying usually takes a few hours, depending on ventilation. A single oven costs £77 through oven cleaning: racks, trays and shelf supports soak; the cavity, glass and seals are cleaned by hand; the inner door glass is done only where the door is designed to come apart.
Parking zones and booking in Peckham
Controlled hours change from street to street. Zone B runs Monday to Saturday from 8:30am to 6:30pm, Peckham West (PW) only Monday to Friday from 9am to 11am, and Queens Road (QR) Monday to Friday from 1pm to 3pm. Paid bays in these zones are £5.70 an hour by phone; shared-use bays take residents and PayByPhone users, and permit bays take permit holders only. Southwark lists no permit for a tradesperson at a private home, and it sells visitor permits only to people living in a controlled zone.
Peckham Rye station (Zone 2) has Southeastern, Southern, Thameslink and Windrush line trains, and Queens Road Peckham has Southern and the Windrush line. To book, fill in the form or call 020 3734 1438 whenever suits you. We clean between 8am and 7pm on all seven days and ring you back to agree the date and the price. The date is held with a 50% deposit and the balance paid once the clean is done. Dulwich and Bermondsey are covered on pages of their own.

Peckham cleaning questions
Do you clean the listed houses around Holly Grove?
Yes. The cleaner dusts and wipes period plaster, joinery and fireplaces by hand; anything already loose stays as it is, and we tell you about it. Say the house is listed when you book.
Can a cleaner park in Peckham on a Saturday?
In zone B, Saturday is controlled from 8:30am to 6:30pm just as weekdays are, so the cleaner needs a paid bay. Peckham West and Queens Road are controlled on weekdays only, for two hours a day.
Who clears a previous tenant’s furniture from a Peckham flat?
The landlord or agent, through business waste. Southwark’s £37 bulky collection is for a resident’s own household items, and the council sends landlords and property managers to the business waste service.
My SE15 address is in Lewisham. Can you still come?
Yes. SE15 takes in New Cross Gate and Telegraph Hill wards in Lewisham, and our prices are the same there; Lewisham’s own parking and licensing rules apply, and the Lewisham page covers that borough.
Can I book a fortnightly cleaner for a Peckham Rye house?
Yes, at £24 an hour with three hours at least. Peckham Rye ward is half owner-occupied, with many terraced and semi-detached houses, and a house usually needs more than the minimum; we agree the hours on the phone.
Tell us the street, whether it is a flat or a house and how many bedrooms it has, and we will ring back with a price for Peckham.
