Most of Muswell Hill went up in under 20 years, between 1896 and 1913, and its Edwardian houses and flats are what we clean here, weekly from £23 an hour.
Living in Muswell Hill and Fortis Green
This is a part of Haringey where most people own their home. In the Muswell Hill and Fortis Green wards (8,690 households at the 2021 Census) 57.5% of households are owner-occupiers, 31.1% rent privately and 10.4% rent from the council or a housing association. Across the whole borough the social-rented share is 25.2%.
Flats and houses are close to an even split. Flats hold 53.8% of households, almost equally divided between purpose-built blocks (26.2%) and converted or shared houses (24.9%); terraces hold 25.0%, semis 17.3% and detached houses 3.9%. The two wards lean different ways. Muswell Hill ward is 63.7% flats, with 32.6% of households in conversions, while Fortis Green has fewer flats (46.1%) and more terraced (28.7%) and semi-detached (20.4%) houses.
Haringey’s appraisal calls Muswell Hill an essentially Edwardian suburb on high ground. The builder James Edmondson began in 1896 with Princes Avenue and Queens Avenue, then Hillfield Park, Wellfield Avenue, Elms Avenue and Dukes Avenue. Around the Broadway stand three and four storey red brick parades, shops below and flats above, with quieter streets of houses beyond, front gardens and mature trees along them. Muswell Hill and Fortis Green were both designated conservation areas on 1 March 1974, Rookfield on 26 March 1976 (with an Article 4 direction on the Rookfield Estate) and Alexandra Palace and Park on 22 September 1978.
Neither ward is in Haringey’s selective licensing area, so a home let to one household needs no selective licence. Houses in multiple occupation come under mandatory licensing or the borough-wide additional scheme, in force from 17 June 2024 to 16 June 2029.
Regular and deep cleaning for Edwardian houses and flats
A regular cleaner comes on the same day each week or fortnight. Each visit covers the kitchen, the bathroom and the floors, and in a family house over two or three floors the bedrooms can take turns on a rota so that 3 hours still reaches every room within a fortnight. Stairs and landings are hoovered on the way through. If three hours is not enough for a larger house, add an hour. Domestic cleaning explains how the rota and the visit day are set.
A deep clean brings in two cleaners for the work a weekly visit does not reach: grease on the tiles behind the hob, the tops of doors and picture rails, radiators, inside emptied cupboards, grout lines and limescale. Thames Water’s report for its Muswell Hill & Hampstead Heath supply zone, the one named after the area, shows 254 to 275 mg/l of calcium carbonate for 2025, a level it classes as hard (the figure is indicative, as some N10 streets are supplied from neighbouring zones). See deep cleaning for the full list.

Questions about cleaning in Muswell Hill
Can you clean on a Sunday in the Muswell Hill CPZ?
Yes, we clean seven days a week from 8am to 7pm. The main Muswell Hill zone is controlled on Sundays too, from 11am to 1pm, so a cleaner who drives needs a visitor permit from you for those two hours.
How many hours should a regular visit be in a large Edwardian house?
We agree it with you on the call. 3 hours covers the kitchen, bathroom and floors; in a bigger house the bedrooms can take turns, or you add an hour at £23 on a weekly rota.
Do you cover Fortis Green and the streets near Alexandra Palace?
Yes, all of N10 and the neighbouring postcodes. The form prices your exact address.
Does the conservation area limit what a cleaner can do?
No. Designation controls changes to buildings, and the Article 4 direction on the Rookfield Estate restricts external alterations. Cleaning inside a house is untouched by either.
Is the water hard in Muswell Hill?
Yes. Thames Water says all the water in its region is hard, and its Muswell Hill & Hampstead Heath zone averaged 263 mg/l of calcium carbonate in 2025. That is why taps, shower glass and kettles scale up between visits.
Tell us the postcode and how many bedrooms and bathrooms, and we will ring back to set a day.
