A woman on a window seat in a mansion block flat with tall sash windows

Bayswater was laid out from 1827 as a planned suburb of stucco terraces, crescents and squares; a weekly cleaner for a flat in one now costs £23 an hour, with deep cleans from £186.

Bayswater prices for regular and one-off cleans

Weekly visits are £23 an hour and fortnightly ones £24, for three hours or more, so the least a weekly clean costs is £69. For a deep clean you pay £26 per cleaner-hour and £30 once for equipment and detergents; two cleaners for three hours is the minimum, at £186. Moving-out cleans have set prices: £156 for a studio, £207 with one bedroom, £243 with two, £339 with three. The floor for any one-off booking is £67, and the full price list has carpets, sofas, mattresses and ovens.

Bayswater is in parking zone B, where a pay-to-park bay costs £2.66 to £5.90 an hour depending on the vehicle’s emissions and a daily trade permit is £38.10. If a one-off job has nowhere free to park, the bay is added at its price on the day and never above £40. The area is outside the Congestion Charge zone, whose edge runs along Park Lane on the far side of Hyde Park.

Stucco terraces, Queensway flats and the Hallfield Estate

At the 2021 Census 90.9% of households in the three Bayswater areas (Westbourne Grove, Bayswater East and Queensway) lived in flats: 63.2% in purpose-built blocks and 24.8% in converted or shared houses, with 6.7% in terraced houses. Private renting varies from 43.5% of households in Westbourne Grove to 58.3% in Queensway and 60.8% in Bayswater East, 53.5% across the three.

The buildings come in layers. The 1827 plan put wide streets either side of Westbourne Terrace and Sussex Gardens, mostly stucco terraced houses with smaller mews streets between. The Westbourne conservation area followed, laid out mainly between 1850 and 1855 as terraces and villas of three or four storeys in brick or stucco, with Westbourne Grove as a Victorian shopping street. Queensway has shops and restaurants at street level with homes above, larger buildings such as Whiteley’s, later twentieth century blocks further north and 1930s red brick mansion blocks at its quieter end beyond Westbourne Grove.

Then there is Hallfield. Built from 1951 to 1959 to a design by Drake and Lasdun, the estate has fifteen blocks of six and ten storeys, set at 45 degrees to the streets around them as a deliberate break from nineteenth century Bayswater. Our Westminster page covers the city around it, and Paddington, where Westbourne Terrace and Gloucester Terrace run on towards the station, has a page of its own.

A converted flat, room by room

In a flat carved out of a stucco house, the cleaner usually starts at the far end and works back to the front door, so the hall and stairs are done last and stay clean. Bedrooms get dusted from the top of the wardrobe to the skirting, then the bed made with linen you have left out. The living room follows, then the kitchen: worktops, the hob, the sink and taps, the fronts of the fridge and units, and the floor.

The bathroom takes the longest. Westminster says Thames Water usually supplies the borough, though some areas have a private supply that the water bill will name, and Thames Water describes all of its own water as hard. Scale gathers on the shower screen, the taps and the base of the toilet, and the cleaner works on it every visit so it does not build up. Floors are hoovered and mopped on the way out.

For the rubbish, Westminster asks homes without a front garden to put black bags and clear recycling bags on the pavement at the property boundary, while mansion blocks and estates often keep bins in dedicated rooms. Tell us which you have. A deep clean goes further, into the cupboards, behind the fridge where it can be moved, along skirting and door frames, and into the grout.

End of tenancy, carpet and oven cleans in W2

More than half of Bayswater households rent privately, and every tenancy ends with a check-out. The end of tenancy clean comes with a return trip: if the inventory clerk or letting agent finds fault with something we cleaned, you have 48 hours to tell us and we put it right without charge. Landlords should note that the Bayswater, Lancaster Gate and Hyde Park wards are all in selective licensing Designation 2, from 24 November 2025 to 23 November 2030.

Carpet cleaning is by hot water extraction, from £36 a bedroom, with rugs cleaned where they lie and drying time down to the ventilation in the room. Oven cleaning starts at £77: the shelves and trays soak, the cavity, glass and seals are cleaned by hand in the kitchen, and a window left open for a while clears any smell.

Booking and parking in sub-zones B3 and B6

Put the details in the form or phone 020 3734 1438 (it rings through at all hours). We call you back to choose a date and confirm the price for your home, take a 50% deposit to hold it and collect the rest after the clean. Cleaners work between 8am and 7pm, seven days.

The council’s zone map shows Queensway and the Hallfield area in sub-zone B3, Lancaster Gate in B6, and the Westbourne Terrace and Gloucester Terrace streets in B5, though the map is old enough that a street sign beats it. In B3 and B6 the paid bays and single yellow lines are controlled from 08:30 to 18:30 Monday to Friday and 08:30 to 13:30 on Saturday, and resident bays in B3 are controlled from 08:30 to 22:00 every day, bank holidays included.

Bayswater cleaning questions

Do you clean flats on the Hallfield Estate?

Yes. Tell us the block and the floor, and how the entrance and lifts work. Flats on the estate are priced like any other: by the hour for regular and deep cleans, and by the number of bedrooms for a moving-out clean.

Is parking easier on a Saturday afternoon?

In sub-zones B3 and B6, the pay-to-park bays and single yellow lines stop being controlled at 13:30 on Saturday. Resident bays in B3 stay controlled until 22:00, every day.

Is Bayswater inside the Congestion Charge zone?

No. TfL’s map shows Bayswater outside the zone, which is edged by Park Lane on the east side of Hyde Park, so the daily charge plays no part in a Bayswater price.

My flat is in a 1930s mansion block off Queensway. Does that change anything?

Only the practical details. The red brick mansion blocks at the northern end of Queensway, beyond Westbourne Grove, date from the 1930s; tell us the floor, whether there is a lift and how the front door opens. The price works the same way as for any flat.

How much is a two-bed end of tenancy clean in Bayswater?

£243, fixed for a two-bedroom flat. An oven clean adds £31 for a single and carpets add £29 a bedroom, booked at the same time.

Send your W2 postcode and the number of bedrooms, and we will phone back with a price for your Bayswater clean.
