A woman on a window seat in a mansion block flat with tall sash windows

Thomas Cubitt’s cream stucco squares give Pimlico its look, yet 93.4% of households here live in flats; a regular cleaner for one costs £23 an hour, three hours a visit.

Living in Pimlico North and Pimlico South

The two halves of Pimlico house people differently. In Pimlico North, 42.3% of households live in converted or shared houses, which is where the stucco terraces are, and 27.4% rent from a council or housing association. In Pimlico South, 84.0% live in purpose-built blocks and 40.3% rent socially. Across both, private renting is 39.4%, social renting 33.6% and owner occupation 26.1%.

The Cubitt streets are London stock brick with stucco fronts, sash windows and balconies. The squares were built as five storeys over a basement and the smaller streets as three over a basement, and many roofs have since gained mansard floors to make more flats. Some of the larger Victorian houses on Belgrave Road and St George’s Drive became hotels. By the river, Churchill Gardens is the post-war estate by Powell and Moya, with slab blocks of 9 to 11 storeys, seven-storey blocks and some maisonettes and terraces. Dolphin Square on Grosvenor Road was the largest single block of flats in Europe when it was built, with some 1,200 flats alongside shops, a restaurant and a sports centre.

Licensing splits along the same line. Pimlico North ward has been in Westminster’s selective licensing scheme since 24 November 2025, and Pimlico South ward is outside it. The additional HMO scheme, renewed from 31 August 2026 for five years, covers both, for homes shared by three or more people from two or more households. SW1V crosses four wards (Pimlico North, Pimlico South, Vincent Square, and Knightsbridge and Belgravia), so a landlord should check the ward itself, since the postcode cannot settle it. The Westminster page covers the scheme for the whole city.

Cleaning a Cubitt conversion or an estate flat

A flat in a converted stucco house usually means a shared front door and a communal stair, and a top-floor flat may be in the mansard, several flights up. Tell us the floor and whether there is a lift, since the cleaner carries the vacuum and the kit up with them. In a purpose-built block or on an estate the questions are different: which entrance, which lift, and where the bins go. Westminster says estates and mansion blocks often keep bins in dedicated rooms, some with doorstep collections arranged through the managing agent, while homes without a front garden put black bags and clear recycling bags on the pavement at the property boundary.

A regular visit covers the kitchen, the bathroom and the dusting, and finishes with the floors so nothing gets walked over twice. The water here is hard (Thames Water says so of its whole region), and in a Pimlico bathroom that means scale on the taps, the shower screen and the toilet bowl, which the cleaner takes off every time.

A deep clean adds what a short visit leaves: inside the kitchen units and fridge, the tops of door frames and the skirting, window sills and tracks, light switches and the grout. Book one before a regular rota starts or when a flat changes hands. Tenants leaving a flat book the end of tenancy clean, which is the one service with a return visit: when the agent or clerk notes a problem with something we cleaned and you report it within 48 hours, we go back and fix it without charge.

Pimlico cleaning prices

Regular cleaning costs £23 an hour on a weekly rota and £24 an hour fortnightly, with a three-hour minimum, so from £69 a visit. A deep clean is £26 per cleaner-hour plus £30 once for equipment and detergents, from £186 for two cleaners and three hours. Tenancy cleans are £156 for a studio, £207 for a one-bed and £243 for a two-bed, and anything one-off starts at £67.

Carpets are cleaned by hot water extraction from £36 a bedroom (carpet cleaning), and ovens from £77 for a single (oven cleaning), with the racks soaked and the inside done by hand in your kitchen. The price list has the rest. For a one-off job with nowhere free to park close by, we add the street bay at its cost on the day, never more than £40.

Booking, parking and the market

Use the form or ring 020 3734 1438; calls are answered at any hour. We ring back to agree a day and confirm the price, and a 50% deposit secures it, with the balance paid once the cleaner has finished. We work from 8am to 7pm, seven days.

Pimlico is parking zone A. In sub-zone A1 the pay-to-park bays and single yellow lines are controlled from 08:30 to 18:30 Monday to Friday; A2 adds Saturday from 08:30 to 13:30, and A3 and A4, towards Belgravia, run Monday to Saturday. The council’s zone map puts most of Pimlico in A1 and A2, though it is an old map, so read the sign on the street. Tachbrook Street Market trades Monday to Saturday from 8am to 6pm, so if you live on Tachbrook Street, mention it when you book.

Questions about cleaning in Pimlico

Is Pimlico inside the Congestion Charge zone?

No. TfL’s map shows Pimlico outside the zone, on the south-west side of its edge at Vauxhall Bridge Road, so no daily charge applies to a clean here.

My landlord says Pimlico South needs no licence. Is that right?

For selective licensing, yes: Pimlico South ward is one of the three Westminster wards left out. Shared homes are different, because the additional HMO scheme covers the whole borough, Pimlico South included, wherever three or more people from two or more households share.

Do you clean flats in Dolphin Square and Churchill Gardens?

Yes. Tell us the block, the floor and how to get in, and where the building keeps its bins. Estate and mansion block flats are priced the same as any other flat: by the hour for regular and deep cleans, by bedrooms for moving out.

Where does the cleaner park in Pimlico?

In a pay-to-park bay, paid by app, by phone or with a Parking Card. Zone A bays cost from £3.29 an hour for the cleanest vehicles to £7.28 for the most polluting, and a daily trade permit for the zone is £47.00, well below the £65.20 to £68.30 charged in zones E, F and G, which take in Mayfair and Marylebone.

Does a clean in Pimlico North cost more than one in Pimlico South?

No. The prices are the same on both sides of the ward line. The ward matters for a landlord’s licence and, sometimes, for the parking sub-zone, and neither changes what the clean itself costs.

Tell us the street, the floor and the number of bedrooms, and we will ring back with a price for your Pimlico clean.
