Renting in Bexley today
Bexley is a house borough. At the 2021 Census 44.2% of households lived in semi-detached houses, 23.6% in terraces and 7.4% in detached homes, leaving flats at 24.7%, most of them in purpose-built blocks. Ownership is high: 68.6% owned, almost half of them outright (32.7% of all households). Social renting was 14.7%, with just 2.6% of households renting from the council.
The council’s Local Character Study puts the borough’s suburban boom in the 1930s, with volume builders such as Ideal Homesteads putting up large estates of mainly two-storey detached and semi-detached homes along the newly electrified Bexleyheath line, and Art Deco houses from that boom still stand on Danson Road. A two-storey house of that kind is priced by its bedrooms, and the three and four-bed prices already include a flight of stairs.
The contrast with Woolwich, in neighbouring Greenwich, is sharp. Across its three wards 74.8% of households live in flats and 33.1% rent privately, more than twice Bexley’s share.
Landlord licensing is light. Bexley lists mandatory HMO licensing from 1 October 2018, for five or more people in two or more households, and one selective scheme, covering Belvedere ward only, from 13 January 2025 to 12 January 2030. It lists no additional HMO scheme; the council’s licensing guide has the detail.
An end of tenancy clean covers every room on the inventory
It is a full clean of the empty home, done so that the check-out matches the check-in report. The kitchen gets the most time: cupboards and drawers inside and out, worktops, tiles, the sink and the outside of every appliance. In the bathroom it is the bath, basin, toilet, tiles and screen; in the other rooms, skirting boards, doors, switches, radiators, sills and the inside of the windows, finishing with the floors.
The water is very hard where Thames Water has tested it. Its 2025 report for its Bexley and Blackfen zone, which covers DA5 3JN, averages 304 mg/l of calcium carbonate, over the 300 mg/l line it uses for very hard. Expect the cleaner to spend a long time on taps, shower heads and glass screens, where the scale builds up between tenancies.
In a house the stairs, the banisters and the landing are part of the clean, and so is a separate WC. A second bathroom comes with the four-bed price.
We bring the equipment and the products, and you leave the water and electricity on. If the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we return to put it right at no charge.
End of tenancy prices for Bexley homes
Prices by size: £156 for a studio, £207 for a one-bed, £243 for a two-bed, £339 for a three-bed and £425 for a four-bed. The three-bed price assumes a through lounge, a kitchen, a bathroom, a separate WC, a hallway and a flight of stairs; the four-bed adds a bedroom and a second bathroom. Homes that fit none of these are priced by the room.
The oven is £31 extra (£62 for a double or a 90cm range), and carpets are £29 a bedroom and £36 for the living room. The price list shows them beside every other service.
For a full day’s work, parking needs thought. Bexley’s visitor scratch cards are sold only to residents of a permit zone. For work needing continuous access to a building, anyone can apply to the council for a dispensation to park on single or double yellow lines, at £25 a vehicle a day or £125 a week with at least one working day’s notice; it does not cover permit, disabled or pay and display bays, and red routes are handled by TfL. Where no free parking is available, the cost on the day is added to the bill, never more than £40.

Booking a Bexley move-out clean
Ring 020 3734 1438 or send the form. We ring back to agree a date and confirm the price for the house; a 50% deposit secures the date, with the remainder due when the clean is finished. We work 8am to 7pm, seven days a week.
Clear furniture first. Bexley’s chargeable bulky collection starts at £50 on a weekday and is booked and paid for online. Items go out neatly from 6am in a spot agreed with the council, off the public highway, and the crew does not collect from inside the home or from a back garden with no side access.
The end of tenancy cleaning page covers deposits and the check-out across London. Once you have moved, cleaning services in Bexley lists regular and one-off cleaning in the borough.
Questions about end of tenancy cleaning in Bexley
Does my Bexley let need a landlord licence?
Only if it is a house in multiple occupation for five or more people from two or more households, which needs a mandatory licence, or a single-household let in Belvedere ward, which falls under the selective scheme until 12 January 2030.
How much is a three-bed house?
£339, with the stairs, a through lounge and a separate WC already counted. Add £31 for the oven if the inventory lists it as clean.
Why does the bathroom take so long?
Limescale. The zone Thames Water tested around DA5 averages 304 mg/l, in its very hard band, and the scale on taps, screens and shower heads needs time to shift.
Can the team park on a yellow line?
Only with a council dispensation, which needs at least one working day’s notice. It does not cover permit bays, and red routes are controlled by TfL.
Do you cover Sidcup, Welling and Belvedere?
Yes. Every part of Bexley is covered at the same fixed prices, Belvedere, Bexleyheath, Sidcup and Welling included.
When should the clean be booked?
After the last of your belongings have gone and before the check-out appointment, ideally the day before, so the clerk sees the house as the team left it.
