New flats, older houses and shared kitchens in Greenwich

Half the borough lives in flats: 51.6% of Royal Greenwich households in 2021, with 43.1% in purpose-built blocks. The Mayor approved the Peninsula masterplan in November 2015, for a total of 15,720 homes once those already under way were counted, and the council expects the Royal Arsenal site in Woolwich to have over 5,000 new homes by 2030. Woolwich Arsenal ward was already 90.1% flats at the Census, and 45.5% of its households rented privately.

Rented flats change hands at the end of each tenancy, and the oven is one of the things a check-out compares with the inventory. Tenants leaving can book it on its own or as part of a move-out clean; landlords can have it done before the next tenant arrives.

Houses make up most of the rest: terraces are 26.7% of households, semi-detached homes 17.6% and detached houses 4.1%. A family cooker in a terrace is priced by what it is, the same as a single oven in a Peninsula studio.

Then there are shared houses. The council’s additional HMO licence, borough-wide from 1 January 2024, applies where three or more people from separate households share a kitchen, bathroom or toilet. In a house like that everyone uses the same oven, and the landlord may want it cleaned between tenancies.

Compare two very different homes. A studio on the Peninsula with a single oven and a ceramic hob comes to £77 plus £23. A four-bed semi with a 90cm range comes to £143, or £143 plus £48 with a range hob or hood. The number of bedrooms plays no part; the cooker does.

Where the street has no free parking, parking is charged at the day’s rate on top, with £40 as the ceiling.

Inside the oven clean

Racks, trays and shelf supports come out first and go to soak. While they soak, the cleaner works by hand on the cavity, the door glass and the seals. If the door is built to come apart, the inner glass comes out so both panes can be cleaned; if it is not, that glass stays where it is.

The soaked parts are rinsed, dried and refitted, and the hob and extractor are cleaned if you booked them. You can use the oven the same evening. There may be a smell for a short while, which clears with a window open.

Everything is done in your kitchen, and no part of the oven leaves the home. Keep the water and electricity on for the visit, and take out anything you store in the oven or the drawer under it.

Parking and licensing around Greenwich and Woolwich

Parking rules change from zone to zone. On the Greenwich side of Blackheath, the Blackheath Standard (BS) and Westcombe Park (W) zones are controlled from 9am to 6.30pm, Monday to Saturday, and in Westcombe Park a resident can buy five 4-hour visitor vouchers for £13.50. Around Woolwich Arsenal and Woolwich Market the controls run every day, 8.30am to 6.30pm.

For landlords the licensing picture is in flux. Selective licensing has covered central Woolwich and Plumstead from 1 October 2022, the consultation on a wider 18-ward replacement closed on 12 October 2026 and Cabinet is expected to decide towards the end of the year.
