In the Leucha Road conservation area, front doors come in pairs on the two-storey maisonettes the Warner firm called half houses. A weekly cleaner for one costs £23 an hour.
A deep clean in an E17 half house, start to finish
Two cleaners arrive with the equipment and detergents (the £30 on the bill) and start where the dirt is heaviest. In the kitchen that means degreasing the wall tiles behind the hob and the tops of the wall units, descaling round the taps, then washing out every cupboard and drawer you have cleared and wiping down the appliances, their handles and the plinths below.
The bathroom often takes the longest. Thames Water’s 2025 report for its Walthamstow Central supply zone shows a mean hardness of 261 mg/l of calcium carbonate, with readings from 232 up to 303, so a few sit just over the 300 mark Thames Water calls very hard. The cleaners descale the screen, the tiles and the shower head, scrub the grout and clean the toilet right down to its base.
In the other rooms they work from the top down: door tops and frames, both sides of every door, radiators, switches, sockets, skirting, then the sills and the inside of the window frames. The Leucha Road appraisal lists painted timber box sash windows among the standard original features, so the sash frames and sills are worth naming when we ring. Floors come last, hoovered and then mopped, including behind whatever can be moved. The deep cleaning page has the full list.
A weekly or fortnightly visit is the lighter version of the same rooms, one cleaner for 3 hours or more keeping the kitchen, bathroom and floors in order. A half house with fewer rooms than a whole terrace often fits the minimum. The domestic cleaning page explains rotas.

E17 cleaning prices
A deep clean is £26 per cleaner-hour plus £30, so two cleaners for three hours comes to £186. Regular cleaning costs £23 an hour weekly or £24 fortnightly, and other one-off work starts at £67. Moving out is a fixed price, from £207 for one bedroom to £339 for three, on the Waltham Forest end of tenancy page; if the inventory clerk or letting agent marks something we cleaned, tell us within 48 hours and we will return and correct it at no charge. Carpets (£36 a bedroom, by hot water extraction) and ovens (£77 a single) are on the carpet cleaning and oven cleaning pages for the borough, and the complete price list has the rest. If no free parking is available near you, a one-off clean has the day’s parking cost added, up to £40.
Across the nine wards this page treats as Walthamstow, 29.3% of households rent privately, 23.0% from the council or a housing association and 45.4% own. Every one of those wards is inside Waltham Forest’s selective licensing area (to 30 April 2030), so most private lets here are licensed.
Walthamstow Village, the High Street and the new blocks
The nine wards (High Street, Hoe Street, William Morris, Markhouse, St James, Higham Hill, Wood Street, Upper Walthamstow and Chapel End) held 39,987 households at the 2021 Census: 49.1% in flats, 35.9% in terraces, 11.2% in semis and 3.7% in detached homes. Flats dominate in High Street ward (64.7% of households) and Hoe Street (61.2%), while Chapel End is 51.0% terraced.
The housing has a long history. The Warner firm had 2,184 weekly tenants by 1901, and Leucha Road became a conservation area in 1990. Walthamstow Village was designated much earlier, in 1967, and an Article 4 direction applies there; the appraisal describes brown, plum, red and yellow stock brickwork and Victorian cottages along Church Path. Newer homes are planned around the town centre: the council lists The Chain E17 (518 homes on the former 68 to 75 Brunner Road and 60 South Grove site), 17 and Central (500 homes on the Mall redevelopment, with new step-free access to the Victoria line) and the Forest Road Corridor (at least 1,800 homes), though it gives no completion dates.
Walthamstow Market began in 1885 and runs for a kilometre of the High Street, Tuesday to Saturday. Getting a car to a door can take a detour. The council has built traffic schemes in Walthamstow Village, at Blackhorse Village (which stops non-local traffic driving through) and in the Hoe Street and Wood Street area (which cuts traffic on residential roads), so the route to a door may differ from the through route. Walthamstow Central, a zone 3 station on the Victoria line and the Weaver Overground line, is the simpler way in.

Questions about cleaning in Walthamstow
My cleaner drives. Which Waltham Forest permit covers one day?
For a single day the council’s parking FAQ suggests a business visitor permit bought by the hour, or a resident visitor permit that you supply. The resident trader permit, £80 for 7 days or £230 for 28 days in one zone, is meant for longer jobs such as building work, and needs a written quote, contract or work-sheet.
Does a Warner half house cost less to clean than a whole house?
Regular and deep cleans are priced by the hour, so a maisonette with fewer rooms simply takes fewer hours. Moving-out cleans are priced by the number of bedrooms, from £207 for one.
Do you clean flats in the new blocks around the town centre?
Yes. A flat in a new block is priced the same way as any other home, and a first deep clean after moving in is booked by the hour like any deep clean.
Is it hard to drive into Walthamstow Village?
Walthamstow Village has one of the council’s built traffic schemes, so the route to your door may differ from the through route. Tell us the nearest access point when we ring, or let the cleaner come by Tube to Walthamstow Central.
Will the hard water make my bathroom take longer?
A little. The Walthamstow Central zone averaged 261 mg/l in 2025, which Thames Water classes as hard, and some readings passed 300. Limescale on the taps, the shower glass and the kettle comes back between visits, so a weekly clean keeps on top of it.
Send the postcode and the number of bedrooms, and we will ring back with a day and the price.
