Waltham Forest has the third highest share of terraced houses among London’s 33 local authorities, 34.7% of households. We clean those houses, and the borough’s flats, weekly from £23 an hour.
Terraced streets and flats from Leyton to Chingford
Flats are close behind the terraces. At the 2021 Census 44.8% of households lived in a flat, 30.7% in purpose-built blocks and 12.0% in converted or shared houses, with semis at 16.4% and detached houses at 4.1%. The mix changes sharply from ward to ward: only 25.1% of households in Valley ward live in flats, against 64.7% in High Street ward, and the terraced share runs from 13.3% in Endlebury to 51.0% in Chapel End.
The council lists 15 local conservation areas, among them Walthamstow Village, Walthamstow St James, Leucha Road, Leytonstone, Lloyd Park and Chingford Green, and Article 4 directions in most of them restrict permitted development on single dwellings. That matters to owners planning building work. A clean needs no permission.
Walthamstow has its own page with the detail for E17. The council’s Enjoy Waltham Forest programme has been reshaping streets for walking, cycling and public transport from 2014 onwards, with schemes such as Walthamstow Village and Lea Bridge Road already built, so the drive to a front door is not always the obvious one.

Prices for a clean in Waltham Forest
Close to half of households own their home (48.9%), 27.8% rent privately and 21.5% rent from the council or a housing association, so about as many households rent as own. A weekly cleaner is £23 an hour and a fortnightly cleaner £24, for at least 3 hours a visit. A deep clean is £26 per cleaner-hour with £30 for equipment and detergents, from £186 for two cleaners over three hours, and other one-off work starts at £67.
When a tenancy ends, end of tenancy cleaning in Waltham Forest is priced by size, from £156 for a studio up to £425 for four bedrooms. The whole list is on the price list. Where a street has nowhere free to leave a car, the parking for a one-off clean is charged at what it costs that day, and never more than £40.
Weekly visits and deep cleans in a Waltham Forest house
A weekly or fortnightly cleaner keeps the kitchen, the bathroom and the floors at a steady level. In a terraced house that means worktops, hob, sink and cupboard fronts downstairs, the hall and the stairs hoovered, then the bathroom, the bedrooms and the bins. If 3 hours will not reach every room, the bedrooms can take turns from week to week. Domestic cleaning covers how the day and the rota are chosen.
A deep clean is two cleaners working through the house in detail, inside emptied cupboards, along skirting boards and door tops, behind what can be moved and into the grout. Limescale gets particular attention: Thames Water’s 2025 report for its Leyton supply zone shows 251 to 295 mg/l of calcium carbonate, a mean of 270, near the 300 mark it uses for very hard water.
Carpets and ovens are separate bookings. Carpet cleaning in Waltham Forest is hot water extraction, priced by the room from £36, with rugs cleaned where they lie. Oven cleaning in Waltham Forest is £77 for a single oven, cleaned by hand in your kitchen and ready for use that evening.
- End of tenancy cleaningfrom £156A fixed price by the size of the home, with a 48-hour re-clean if the inventory clerk marks something we cleaned.

Licensing, permits and large items
Landlords here face two schemes. Selective licensing, for homes let to a single family or two sharers, came into force on 1 May 2025 and runs to 30 April 2030 in 20 of the borough’s 22 wards; only Hatch Lane/Highams Park and Endlebury are left out. Additional HMO licensing, for houses let to two or three people from two or more households, covers the whole borough from 1 April 2025 to 31 March 2030. Private renting is concentrated in places, from 14.2% of households in Endlebury to 41.8% in Grove Green. If the inventory clerk or the agent marks something we cleaned at the end of a let, tell us within 48 hours and we come back and put it right at no charge.
Controlled parking hours vary by zone. The council’s 2026 zone map lists operating periods from Monday to Friday 10am to 4pm through to Monday to Sunday 7.30am to 10.30pm. From 1 July 2026 residents book visitors in through the MiPermit app or website, buying virtual permits by the hour, up to 520 hours per household in a rolling 12 months; in a zone controlled for longer than 8 hours, buying 8 covers the whole day. Contractors, businesses and landlords can buy business visitor permits by the hour instead, £2.60 for a single zone or £3.10 for all zones.
Clearing out first? The council’s large item collection takes up to five non-electrical items that two people can carry, with no glass or mirror and nothing with a plug, battery or motor. Items go in the front garden or bin store by 6am for homes with bins, and anything left on the highway can bring a £400 fixed penalty notice.
Booking a cleaner in E4, E10, E11 or E17
Send the form, or ring 020 3734 1438 whenever suits you, with the postcode, the size of the home and the day you would like. We return the call between 8am and 7pm, seven days, to agree the date and confirm the price against the home. A 50% deposit fixes the date and the rest is due once the clean is finished. Every cleaner is vetted and trained. Without a car, the cleaner can come by the Central line to Leyton (zone 3) or Leytonstone (zones 3 and 4), or by the Weaver Overground line to Chingford (zone 5).

Questions about cleaning in Waltham Forest
Is my rented house inside Waltham Forest’s selective licensing area?
Unless it is in Hatch Lane/Highams Park or Endlebury ward, it is: the scheme covers the other 20 wards until 30 April 2030. The council’s licensing page has the ward map. The licence is the landlord’s business with the council and makes no difference to the clean.
How do I give the cleaner a visitor permit?
Book them in through MiPermit, on the app or the website, for the hours of the visit. A three-hour clean needs three hours of your allowance, and in a long-controlled zone eight hours covers the whole day.
Can the council take old furniture before a deep clean?
Up to five non-electrical items, if two people can lift each one and none contains glass or a mirror. Anything with a plug, battery or motor needs another route.
Do you cover Chingford and Leytonstone as well as Walthamstow?
Yes, every Waltham Forest postcode, E4, E10, E11 and E17, and the shared edges of E5 and N17. The form prices your exact address.
Send the postcode and the size of the home, and we will ring back to fix a date.
